Browse Forums General Discussion 1 Oct 18, 2009 3:49 pm hi all this is my first post, so please, be gentle..... i am wanting to buy in the gisborne region (outside of melbourne) there is a house that i really like and wanting to buy. i have already visited this house twice and have sighted quite a few hairline cracks in plaster on both the ceiling and walls.. the house is approx only 7 years old.. i am worried that these cracks may be the result of foundation issues or something less worrying like heat, it has been very dry over the last few years and with the bush fires early this year would have made the conditions even worse and very dry. any suggestions/advice would be welcome. Re: new member - advice needed 5Oct 18, 2009 9:25 pm Yes, minor cracks are normal in new homes, especially in the corner joins of cornices and architraves. When someone gets a new house built and the builder comes back for the 3-month inspection, that is the sort of thing that they actively look for. They are only slightly interested in customer requests at that time, but will fix them anyway because they are compelled to do so. The best way to tell if a house has got structural issues, is to open/close all the doors and windows. They should not stick or have uneven gaps around them. If they do, maybe something has moved that is causing it. Geoff - Decophile. Re: new member - advice needed 6Oct 19, 2009 5:51 am all very good advice, thank you.. the cracks are definitely only very very very thin but many of them throughout the house. i noticed at least 15, i will have a buliding inspector inspect the structure and pest soon and i will be there when that happens, or at least want to be there, and great tip about testing the doors and windows to see if they move freely.
