Unlike alot of other legislation the tenancies legislation (at least the ones I've looked at) seems to be drafted quite well and relatively straightforward. It will describe the circumstances in which you can give a notice to vacate, and what the proper processes are to make it stick. The terms should be reflected almost identically in your tenancy agreement with them. For example, for our tenants in the ACT there is a process of issuing remedy notices for late payment of rent. After a certain number of notices have been issued and a certain amount of time has passed you issue a notice to vacate and seek an order for termination from the tribunal. You need to follow the proper process or you won't get the order. A notice to vacate for on no particular grounds is also a sensible approach, if you can afford to miss the rent for that long.
