Browse Forums General Discussion 1 Sep 28, 2009 8:56 pm Hi all First time posting in here....(oh and renovating) I had some plans drawn up to extend and alter my builder cottage in Bayswater to the value of $160K. Addition is very very simple comprising of a lounge and kitchen (simple rectangular design - all framed (55sqm)) at the back of the house with the changes of turning the current kitchen in to an ensuite and lastly new flooring in the current area (75sqm). I've got council approval and now getting quotes from builders. Am I crazy or does $360k through to $260k sound outrageous for the first round of 4 quotes? Okay the quotes have come from the Architect's builders (and 1 from mine own). Can anyone recommend a builder that has done something similar? Any help would be appreciated!! Micheal Re: Renovation - addition and alteration, Bayswater 2Sep 29, 2009 3:18 am Hi Ibuild We just went through the same frustrations of over the top quotes. 45K for three windows!!! We have now decided to go the owner builder route. We dont have to add a roof. As are all under the main roof. We have found a guy whose main job is knocking holes in walls for windows and also knocking walls down and he is also a qualified ceiling fixer. We are enclosing a balcony which will become our kitchen. So are going down the steel frame and blue board route. Do this ourselves. Have two friends one who is a plumber and one sparky. Have the kitchen company we are going to use. They were really good in getting back to us with their quote and was under our budget. If their work is as good as their service we will be really happy. Only thing we dont have for a small area we have to do is a concreter and also a plasterer. We have worked out we should be around the $120k budget and all the builders came in over 200K. Have an extra 30K just incase we are dreaming lol We are just waiting for access to the house. 10 weeks today. Yipee. Then get the structural engineer in. got the name of a guy from our wall knock down guy. Then get plans drawn up. got the draftie from our neighbours. Then council How long did it take to get your plans through council? So at this stage we wont be starting probably till at the earliest march next year. Cant help you with a builder as i am sure the ones we had will give you the same type of prices you have already. If you decide to have a go at ob let me know and i can supply our tradies names.
