But... In this case the main bathroom is really very pokey and small for what is otherwise quite a spacious house. In fact I think it's alarmingly undersized. It's easy to see that by simply taking out the dividing wall, and squaring off the room with the main hallway you suddenly have a luxury sized bathroom. That little hallway area in front of the toilet is completely dead space at the moment. It can be "reclaimed" and given value.
I think it's worth considering.
I really don't want to combine the toilet with the bathroom. What if I moved the internal walls along?
Make the study 3000x3890, instead of the 3200x3890...then that would move up the 2nd b/room and I could bring out the bathroom wall by 200.
Is that worth it?
