Browse Forums General Discussion 1 Sep 22, 2009 10:29 pm Hi I have a property in the Lake Macquarie NSW coucil area which has a long established business one end and a house at the other end. It is a corner block with highway frontage and side street access. It is 680 sq mts. I would like to subdivede the block and sell off the house portion but I have been told by an agent the block is too small to subdivide. If I were to apply to build another residence on the block I can see it might be a size issue but since there are multiple business's nearby, I was wondering if there is a different ruling for my situation where I want to keep the business operating. Any idea's out there? Re: Subdivision question. 2Sep 22, 2009 10:37 pm You need to talk to your council, it should be a quick phone call. In Adelaide residential zone the land must be 300m2. Mabye your property is zoned business and that is a different size. Council will tell you exactly what size is the minimum, but I would trust the agent. In melbourne Blackburn 680sqm corner block is good enough,many houses around here have sold thier backyards.Some of them are so small I cant believe people buy them.It actually looks ok once completed(doubel storey townhouse). Re: Subdivision question. 4Sep 24, 2009 8:22 am Call Lake Maq council - they are nice and friendly. They will tell you over the phone what the minimum size a block can be in your local area. For instance where we are in Lambton the minimum block size is 450sqm - so if your block was there it would be a definite no. Also doesn't matter if anyone did subdivide into smaller sections a few years ago - Newcastle for instance has really cut down on small blocks. My sister lives around the corner from us, her home was built 5yrs ago and the land is only 220sqm - no way would they let that pass council now. Some things are worth waiting for. You can really use anything you want the main consideration would be how it looks once painted/finished - or the look you want.
