I'm new ! We have bought a house in Melb to knock down and rebuild. We fell in love with Carli$le's 'Pagoda' home. BUT its 3cm to wide for our narrow block. We just fit into their building area, we have to pay a $10k surcharge but thats ok ... We have an easement on one side thats 1.8m and we need to leave 1.2 on the other side which leaves 30cm of too much house Hubby is going to call council tomorrow and see if there is anything we can do, perhaps we can build 30cm over the easment, the existing house is on stumps and is built about 60 cm over the easment but under the condition if they council needs to access it then they had to allow it. Any ideas !? Carli$le will not budge on the design, it would be easy to take 30cm off one side but apparently thats just too hard. Initially the builder said they couldn't do it but with enough persistence and after speaking with a manager it was approved so we are building our dream home but 700mm shorter than intended. Remember if you build over an easement, later on if the council need access the have the right to demolish anything sitting on top of the easement so I would be very careful. Unless we get absolute approval to build a little over the easement we won't. The builders said they could make the home shorter or longer but can't make it narrower. We could get a design to fit but really have no idea how to go about this. Am googling like mad looking at builders who custom build etc. Building a house is hard work and we haven't even started yet ! how did you all survive * Just wanted to clarify, by taking 30cm off one side, I actually meant taking 30cm off the house about 2 mtrs in so it would cut out one of the ensuite sinks, some of the garage, main bedroom, theatre, rumpus etc. Its not as easy as cutting 30cm from the edge of the design. If one boundary of your house has to be 1.2m from the edge, surely that can be your 1.8m easement, and you can build you house on the other boundary and then you only have to shrink 10cms. Same here (Porter Davis, but same builder....different state ). We had to take 600mm off the back of the house and add 800mm onto one side to keep the size the same.... I'd look at other builders as a first option. There's always another "dream home" if you keep looking. I just had a look at the Pagoda floor plan and you could trim 30cm off the halls and family room so easily and the only area that would suffer is your alfresco. Have you exhausted all avenues with Carlisle, or only talked with one person? You can do anything, there is just a $$$ in doing anything. I think they are just lazy. Have you paid them any money yet. Anyway, will call them today and see if I can speak to someone that can help us. What an idiot. We have always bought land first. The sales people in display homes sometimes have no idea. I would ring the company office as you said and speak to someone. Nearly everyone makes some kind of structural adjustment to plans, and if they want the business, they should be going out of their way to help accomodate you, otherwise, as other people have said, go elsewhere. Just a thought, I see a lot of people doing that these days on small blocks. Not something I would do myself though. The lady tells me they don't have people to speak to, but I am welcome to go to a display home to speak to someone. Umm thanks. I tell her, we are thinking of building a house with you, spending lots of money, I would appreciate someone calling me back. So she tells me she can pass my number on, but its to the guy we saw yesterday so will call back later and get the number for the sales rep at the Point Cook displays. Obviously that guy has never bought a house to knock down and build on in my area. Because, you know, its so easy to find a house crap enough to knock down that no one else wants to buy .. I think people do a variety of things and a sales person with such a stupid attitude and manner towards potential customers doesn't deserve to make any sales. With our first house we bought the land first. With our next one we had an idea of the house we wanted, saw something similar at a display village, looked for a block of land that was suitable but also met other criteria, couldn't find the perfect block of land, so changed the house somewhat to suit the block we found. The lady I spoke to said to fax our land measurements in and she will fax straight away to Head Office and see what they can do. I told her if they provide a quote as to how much taking 300mm off will cost then that would be great. She was very helpful.
