Browse Forums General Discussion 1 Sep 08, 2009 7:36 pm Hi Everyone, I have not been on here for a while, i have been busy getting organized to more into our own place, we have finally bought a house. It has been a very long settlement and we are only 3 weeks away now, due to settle on the 25th Sept. It has been a very long settlement as we signed a contract on the 24th June. The thing is, the sale has been unconditional since the building and pest, finance etc was done on the 27th July, but our solicitor has only just done the Searches etc. The Council Search came back that there is 'Building Notes & Requisitions' on the property. The best part now is that we have to fork out $210 to the Council for an extra search to find out what the actual 'Building Notes & Requisitions' are. Has anyone on here had any problems with this kind of thing? I was asked by my Solicitor if there was any other structures on the property like pools, sheds, add ons etc that may not have had Council approval. The only thing the house has is a 6m x 3m pergola with colourbond roof that was done by the Builder of the house because i rang them and asked them, it is a standard feature of their homes. My next question is, why did my Solicitor not these searched earlier before the sale went unconditional so that we could pull out if it was a major problem that needs to be rectified? Is it normal that the Solicitor does not do the searched until after the sale is unconditional?? I would really love your views on this as i am so confused. And to top it off i was told that it may be just a simple error that the pergola did not get signed off on which is a Council error that i have to pay for to find out about their mistake. I finally found out late yesterday afternoon, after i rang the Council and demanded to know what the problem is and it is that the Final Inspection on the Plumbing of the house was never done when the house was built 8 years ago. I was told that the Inspection Opening has to be rechecked and the Final Plumbing Inspection has to be done. We are supposed to settle next Friday, so what do you think my chances are of this happening??? Not happy Jan.
