I am planning a knock down and rebuild project, and for limited options, have a plan from Architecture / draftsman then find OB or builder path maybe better for our circumstance. I know the process involve obtain the DA and CC and start the construction process, but what did you really get from and Architecturers? from our council, the DA application need to have a list of plans, such as: Site Plan Elevations, Floor Plans Sections BASIX Certificate 3 5 Statement of Environmental Effects So, when you pay for their service for DA, does it include all the drawings include plumbing / electrical / engineering or just the floor plan? or you have to pay engineering for the CC? I got some quotes from them, but I'd like to know and hear your experience, thanks. You should get the basics you require for your DA, such as site plans, floor plans, elevations, sections, shadowing diagrams, etc but generally wouldn't get the electrical plan (which you won't need for DA) or the plumbing plan (which is usually only a basic stormwater plan showing the stormwater draining out to the legal point of discharge). I guess most architects/Draftys wouldn't have engineering included in their price and you may have to source an Engineer, or ask the Architect/Drafty to appoint one on your behalf and include it in their price. I'm not sure about the BASIX certificate, but from what I understand it's similar to the Victorian 5 star Energy rating, which is done by a seperate consultant (but could also be sourced by the Architect). By the looks of it, for a house the Statement of Environmental Effects can be achieved simply by putting notations on your plans, which the Architect/Drafty would do. Thanks Dave I have some quotes from varies parties, and the price are for DA approved, which means they will submit all the DOCs need in order to get the DA, and thanks for the replied, which make me relax now, since I wasn't sure if the Electrical / plumbing diagram should include in their service. It's overwhelming isn't it This is the first time we've ever done this, so heaps to think about. The Council have given us no grief, but I think that's because we were sticking to same size as old house. The back of the house has the frame up as of today - so things are moving nicely. My b.i.l. is the builder so that makes us feel a whole lot better!
