Its really good location and place is on height among all houses build there or land available there. Almost 7 - 9 foots above road level passing by. There is amazing view from there.
Whole area of land is on height it’s not like very much sloppy. But there is a little fall on it. I would like to know whom can I talk to get an idea about site preparation cost? How much they charge me? I haven’t fixed any deal yet with them. In fact I even didn’t contact them. I just saw a block of land today. I don’t have engineering map (with contour lines on it). But I like a location of plot and view from plot. Can anyone guide me how to proceed further? Thanks for taking time and readying this post. If anyone see any suggestions please post it. Been to Berwick again?? As for your site costs each builder will vary. Unfortunatley you will need to go and see each one to get an idea. Work on a figure of $30,000 an any change you can spend on lanscapong etc.. Does that require any site preparation cost?? Why?? land itself is on height. Do you have any idea how much is an elevation. Can we do a soil test before we make an offer ... how much that cost ?? I saw 8 to 10 lots yesterday including brookland green estate in Cranbourne, few blocks of land from private sale in Cranbourne & Berwick and I think Berwick is the best. Actually the site I liked yesterday, does not have much fall all over the lot. But whole lot is at some height over the road level. (I think thats what they call it as a Elevated Block... I dont know) And its not the only block of land on height, but there are other blocks which are on height next to it. They already built houses on it. So I dont know how much a site preparation cost would be. Also I would like to know, if I am planning to go to construction company, what they will ask me about block of land to estimate site preparation cost. So I can prepare it before I visit them. Do they visit a block of land or they generally work out from a documents you provide them?? And what sort of document they ask for?? Hows your construction going on?? Any progress?? And I will definitely ask neighbour about site preparation too. I just ask an agent about block of land I am interested in. He said they don’t have any engineering map or soil test result. I have to do it on my own expenses. So I have to contact some builder for to estimate a site preparation cost so I can think how much I can afford it for that block. Any good suggestions about it??
