I'm building with Carlisle Homes too and have fixed site costs. The advantage of this is that once the costs are agreed and fixed, it will save you any further expenses along the way if your land needs to be filled, cleared of underground rocks and the likes. Although it may seem expensive at first but it is a wise thing to do as costs can go up to 30,000 or more. Some builders only offer site preparation costs with no guarantee for any extra work if needed. To also be sure you are not getting ripped off, you can contact your land sales office and ask them to provide you with the details of your plot and land type, you can also hire an independent soil tester and they will evaluate your plot. Finally temporary fencing is always a safety requirement and should be included in the Carlisle Home package. In regards to your site costs.. this has been widely debated on the forum, and look, site costs vary between every builder, orientation, house design, land size and so on. Obviously the only changeable variables you have, whilst asking different builders for different soil quotes.. is a) the house design b) the actual builder and c) house orientation. Clearly, your land size will always be the same. So, the components you are trying to compare will not be comparable and will not result in a plausible conclusion. For example, you cannot compare the site costs for a Carlisle Vogue 40 with a PD Bondi 50. Just doesnt work. If you really, really like the house design, you should build it regardless of the site costs.. Ask Carlisle if they are willing to lock in a fixed price soil test price. My temporary fencing with Carlisle was $500. But that was because the temporary fencing was only required on the front boundary, so roughly only 18 metres of fencing. The rest of the property is already fenced. I presume your land doesnt have permanent fencing at the moment? I agree, if you are doubtful of the results, contact the land sales people, and/or get an independant inspector.
