As in under $100 000. We figure a timber single story exension is our answer. My Q is, if we build a timber extension single story (say 100sqm) now, is it possible to build double story on top of a timber single story later (say in 5-10yrs). Or, is it only possible if we go brick lower floor now. Or, is it way more cost effective to do timber lower and upper story in one go? We would like to build around 100sqm downstairs, 80sqm upstairs. Would include bedrooms, living, laundry 1x bathroom. Can anyone give me a 'ball park' for downstairs timber extension, and if we also do upstairs timber? We know a Carpenter we are hoping to hire and owner build. THANKYOU!!! Second, establish the load capacity and condition of your existing footing system. only a registered structural engineer can do this, knowing your soil classification would be a great help as this will determine a footing design based on AS 2870 and subsequent work in relation to the footing capacity.
