The building inspector has just called to go through the report over the phone on a property I have exchanged contracts on (subject to building clause etc). I haven't received the written report yet so I may be getting a bit ahead of myself. The news wasn't great, he said that there is a lot that needs to be done and he said that the whole house seems to be a little incomplete (including missing a pylon under the house). I knew the house was a little run down (but not this much) and had anticipated doing some renovation to fix it. But his summary is basically that the roof would need replacing, the wiring is incomplete, there's a whole lot wrong with the plumbing, signs of rising damp, the house weatherboard and he thinks that the wood may be rotten in places. Um, that's all I can think of now. I am not sure what advice I am asking for. I am just a little unsure of what to do... If you are interested in building, work out how much it is worth for land only. Otherwise be very happy for that 'subject to building inspection' clause. Far too much maintenance for me. I would never buy a weathboard house but thats my personal opnion. Agree as per previous posts - All of the issues indicated in the inspection are great leverage to lower the price. Do some reasearch of the area for similar sale prices recently. That will give you a good guide as to the market rate then knock off the cost of repairs and you will be somewhere near an offer ammount. However if the roof, eletrics, foundation, and plumbing need attention then this house may be a prime candiate for a Knock down rebuild. Got a picture of the house? Good luck. Rgds Leonard. I have the report now and I would worry for the safety of any tenant I had in there in the short-term. According to the report there are quite a few safety issues. If I could bother you all with another question. Whow would be able to help me work out a costing estimate to fix all of the necessary things? Would a builder be the best person to approach? Having not seen the full report I can only offer limited advice. Structure issues can be addressed by a builder for the roof etc. The stumping (missing pier) can be a specialised fix and you may need to shop around for someone to look at it. Electrical and plumbing by respective trades. Where abouts is the house located?
