What I did was paid my deposit and signed a prelim contract, which locks in a price etc. But if your finance falls through then all you lose is some of the deposit you've paid. But once you sign that HIA contract your committing to building with them. I have now unconditional finance and picked up my contract last saturday. Your broker or bank can/should be advising you also.
