Plenty of room to park 2 cars and still use bench etc. A sealed painted floor doesnt go astray either. Luxury nice to haves would be a flat screen wall mounted for watching tv. Big Tip for those in Perth (and maybe elsewhere) - a 25-Course garage is not high enough to fit anything higher than a family sedan inside (especially when the tilt-a-door hangs 30cm from the ceiling. If you can walk in your garage and nearly touch the roof with your hand - then it is too low. This is a major point which affects resale value of new homes - think of all the X5 (and similar) families around the place... Estimated cost to fix at house planning stage - Approx $2000 for a 28-course upgrade. Estimated cost to fix after house is completed - dont bother - take off the garage door and hope for the best! P1T, that is an excelent point. I was very lucky that I actually looked in the garage at the display home that we ended up building, as otherwise I would have missed the 25c height and the fact our hilux would not have fitted in. (Forgot about the length of it tho.. DOH. It will fit but no room to walk around it.) I have walked thru garages on homes that are just about finished building and my head just about hits the sectional door. (when open) Eastern states peeps... is it common for 25c garage ceilings over there? Oh and BTW P1T how niiiiice are those new X5's!!!!!! 1. enough room for 2 cars comfortably - It amazes me how many double garages we have seen that would fit 1 medium sized car and only a small hatchback and heaven help you if you need to open the doors of both cars at the same time! 2. internal access to the house (some places seriously consider this as an upgrade to their plans! - since I do all the grocery shopping - I consider it essential!!!!!) 3. Workbench/workspace - we are looking at getting a 3rd garage put onto the end just so we have enough space to store things and to be able to use tools etc.... 4. Ideally a washbasin or even its own toilet would be great - just so he can wash his hands without dirtying up the internal bathroom 5. wall mounted bike racks and storage hooks to keep most stuff off the ground Re: While Designing your Garage…… 15May 29, 2007 8:38 am A good point to look at is having a plastic membrane installed under the concrete floor during construction so that down the track the garage can be more easily converted to a 'habitable room' if you want to go down that track.
This is a common reno & the biggest stumbling block is the requirement to have an impervious membrane under the floor. Re: While Designing your Garage…… 16May 29, 2007 8:51 am I'm not sure if you are talking about normal "standard sized"brick courses Perth_Euro as that only gives you 2142mm which is the normal lintel height of a garage on flat ground with a raft slab.We normally have 2400mm ceilings (28 brick courses although we don't use brickcourses as a height measurement over here)So with the 28 course ceiling height and then a one course set down to the garage floor you would normally have at least 29 standard brick courses in most garages here.With the normal opening height to a garage been 25 courses you then have the minimum four course space needed for the roller or panel door to fold up into.Having said we are always trying to get more height into garages by using the slope of the land etc..It also lets us raise the opening height to accommodate 4wheel vehicles etc which are very popular.Here is a picture of my son's house which we are working on at the moment .His garage ceiling height is approx 3.1mtrs in height or 15.5 concrete block courses.I've added a picture but am not sure if it's clear enough to show what I mean Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: While Designing your Garage…… 17May 29, 2007 10:53 am Thanks for that Terry1. Over here on the cheaper homes the inside single brick count is 25c (so to the base of your sons lintel) and then the tilt door arrangement and drive motor are mounted, leaving very little clearance. I literally hit my head on the panel door when open. The setup on your sons house with the lintel is common here too. Just the cheap designs dont have it or the 28-29c height inside, even before panel door is added. So as P1T stated earlier definatley one to watch. Re: While Designing your Garage…… 18May 29, 2007 2:08 pm You can't see it very well in the picture but the opening height to the garage is 12 block courses (2400mm)Plenty for almost any car or boat etc.We used a strip footing with slab on fill on that house (as opposed to a raft slab which seems to be the most popular method these days)That makes it alot easier to sit the house up fairly high and to drop the garage floor.Of course that means that you need stairs from the garage into the house but as the garage is over 7mtrs long there is plenty of room for them. It was always a pain in the backside getting in & out of the car without bashing the door on either the wall, or the other car, and you certainly couldn't walk around them.
I then had a single garage in my first home, albeit 9m long, and 3m wide, which was pretty good for 1 car & the box trailer, with a small workbench. Now I have an 8m x 8m garage. It's not all that much bigger on paper than the 6m x 5.5m garage I grew up with, but I can park both cars in it, open all 4 doors on each, and still walk around them. We can all get in the car in the garage when it's raining, and not get wet, and with the remote door it's great. I would urge anyone building to try & increase the garage to at least 8m wide, even if you only keep the regular 6m depth.
