From our experience make sure you get the plan in during construction (we hand sketched ours and submitted it about 3 months into our build, had to change a few things and re-submit), carry out all works as per your plan and email through to the office that you have completed within 6 months of the date on your C of O. This is one of the many loopholes they will try to pull on you and if you submit it after this date they will make it very hard to get the refund ! I completed my landscaping as per the plan and notified the office within 6 months of handover, not C of O; after a bit of debate we did get our money back (last week ) as our contract only mentioned Practical Completion and not C of O although I have a feeling this may have changed. Good luck with the build and other than our refund issues (from what I hear we weren't the only ones) after 7 months in the estate we have meet some great neighbours and really enjoy living here. They will also check you have a water tank and that it's connected to a pump, that you have a compost bin and that your TPZ trees are planted and within the platning zones. I notice in the newer stages these have been planted by Leederville (we purchased and planted our own and only recently noticed in the contract this was to be done by the developer within 3 months of settlement). We had grand plans for the rear yard but as this will take a while we only submitted the plan with rear lawn and the TPZ trees and this was fine and passed. I guess it would depend on the contract but as the landscaping is not on the land title Leederville cannot enforce this on you (my opinion only, please double check this). We know alot of residents who didn't bother submitting the plans and forgoing the rebate. When you think about it it's a nice little earner for the developer isn't it? We have found that it is a mix of of everything. I think with the rush from the 1st home owners grant it produced a spike in people building their first home but that said the majority are doing a fantastic job with the designs and landscaping (a hell of alot better than we did with our first house). We have a really good mix of 1st, 2nd and 3rd home owners in our section and I think this carries on through the estate. Not too sure on price as we purchased ours about 16 months ago but I would guess you would be looking in the 210 to 230 mark? My advice would be to come and look and speak with the sales office. Maybe when the Craig Rd developments open up they may have to look at a new exchange but I wouldn't be holding my breath. Not sure if anything has changed in 7 months but when we shifted in no provider even had any points left for ADSL1. Our choice was either dial-up or mobile broadband, went mobile and that was useless as we also figured out we are in a bit of a mobile signal blackhole. After having all major providers check for points (with no luck) we eventually got on to TPG and they could hook us up with ADSL1 Lets keep our fingers crossed that we will get an ADSL 2+ exchange close by in the near future. We did get our garden rebate after putting in some more mature plants (which have since died and the smaller ones are thriving!) Fencing has been done and titles about to be released within the next 4 - 6 weeks. Carlisle are ready to begin building our amended Atlantique 38......... We had troubles finding a block big enough with a large building envelope and stay within budget. Now we are happy and have great views of the estate and also little bit of Westernport...... Boy, we can't wait. This will be our 4th home we have built and the last. Want to retire in a couple of years and this seemed to be a great estate. In fact, we sold our home in Pindara Estate and know of many ex residents who have also moved into B.R..... Is the area nice and quiet at night and no hoons unlike Langwarrin lately? If you are planning on building a pool make sure you allow room for it in your building envelope or else you have to go to council and apply for a planning permit to allow you to build outside the envelope and apparently they are being pretty strict about which ones they approve of.
