Yes they can find problems that you may not, but they have no power to enforce them. In fact, many forum posts state that the builder either doesn't fix the problems at all, or just patches things up. Then of course you have to get another inspection to prove that the work is still not done. This can go on and on. He charged more than the others I talked to, mis-diagnosed a problem with timber in the bottom plate and didn't bother to check anything else properly. I ended up forking close to $500 for a worthless report. Check out their case studies under the 'case studies' tab. It is a very interesting read and are examples of inspection reporst they prepare for you to submit to the builder. Looking at this I am definatly getting an II I just found out today that a Builder we personally know in Perth also does inspections. If he build out of Perth we would have used him as our builder. From what I've read, "Many people on this site have given up" is not what I'd say. My experience also is more positive than Zaphod appears to have experienced. Following the report from our independent inspector, brickwork was removed, our slab, where it had blown out, was cut back, and the brick work was redone. Quite a lot of work was done on the frame, too. Perhaps it is a question of addressing issues early enough for them to be realistically addressed? Our independent inspector certainly found serious defects that I did not spot. Is there an experience that has led to your negative view of inspectors, Zaphod? Re: Are Independant Inspectors Worthwhile? 29May 29, 2011 12:27 pm I always get a building inspection done when I buy a house I think it is important to know what you are getting yourself into when there is a lot of money at stake. Having said that I have had reports that just stop short of saying that the house should be condemned. On further examination of the report and pumping the inspector to explain exactly what he meant it turned out that he was only covering his arse. If we had not asked for an explanation from him and just taken the report at face value we would of not gone ahead with the sale and potenially lost hundreds of thousands of dollars. That was in our renovation phase. Recently we have had experience with Archicentre and one of their 'building inspectors' and their blatent 'covering their arse' report. Just as an example saying that the pool and stairs are not compliant to council standards, without even checking with the council (and they are have the paperwork to prove it). Also saying that the Solar Hot Water System is 'held together with wire' when actually it is partially covered with carpet because it heats up quickly and needs the overflow to be stopped (waste of water etc) obviously in great working order. This all from a ground floor view didn't even get on the roof. So in short it is important to get a building inspection and it is also extremely important to question that report to make sure that it is telling the truth and not just an exercise in 'covering their arses'. We are using one for our build in Melbourne. We just don't have enough knowledge to keep them honest on our own and we certainly don't trust them to be honest. Hopefully independent inspector = better quality finish. That is a really good attitude Akin to you catch more flies with honey than vinegar.
