Just hold a block of land in Marquands Corner,Trugunina.This estate is at the corner of Marquands Rd and Westmeadows Lane. Is somebody out here who also bought land there? The land price is $1,55,000.Just wondering is this land worth at this price or is it possible to get land at this price in Willams Landing,Arndell Estate etc? Can I get enough appreciation rates in future? Some info on their Brochure..... " Closest new estate to Melbourne CBD & only 17 mins drive! (whereis.com.au) * Titles expected 14th October 2009 * No Covenants * Childcare facility on site * No time frame to build * Direct access to Princess Freeway via Leakes Road * Adjacent to future parks, schools and recreational facilities All views and ideas are much appreciated... thanks Manny Re: Land in Marquands Corner,Trugunina 2Jul 26, 2009 7:23 pm Hey Manny, I actually own a block in Marquands Corner. When I bought it, which was a year ago now, I paid $153.5K in the first stage with the block size being 550m2. What sized block have you put a hold on? What I mean about being a bad thing, is that there are a few units being built on some of the blocks so instead of having a single dwelling on each block. I think one of the blocks behind me is squeezing 3 units on one block. In terms of location wise, I think at the moment it's probably a little bit better than Williams Landing because you have two roads that head towards the city (Sayers Rd - which I think gets pretty busy during peak hours) and also Leaks Rd (which eventually will most likely be just as bad). I work in the city (near Albert Park) so I had to be mindfull about travelling times and traffic when looking at where to buy land. I think the value should increase over time, it will probably appreciate in value a bit slower than Williams Landing, but it's not in a bad position I think. First of all thanks a lot for information.I hope we made a right decision. Well when I started looking for Land.I had two things in my mind, proximity to the city and price. One of my friend showed me couple of blocks in Epping and Tarneit.My friend bought a block in Epping in March.It cost him $138K for 373m2 land.But when I went to see block around his land they were around $179K for same size of block,thanks to FHOG.I didn't want to spend too much money. Then I have left with two options,Tarneit and Trugunina.when I started looking land on realestate.com.There were not many listings for trugunina apart from some Corner blocks.I didn't want to go to Tarneit because it's 5 km far from from trugunina and as I also work in city,I want to live a bit closer. Marquands Corner Stage1,stage2 and Stage3 was completely soldout.But luckily somebody pulled out for what so ever reason and I grabbed this block. So what's your plan.I mean did you already start building? My block title will be released in October.So most probably I will start building in November or so. thanks again. I had the same train of thought as you did, and before buying this block location and price (though the other side of town was never going to be an option as all my family are in the West). I was very closing to living in Tarneit (Claremont Park) and had actually signed the contract of sale but that fell through because the agent that sold the block to me didn't issue a recision notice to the previous purchaser before the block was subsequently re-sold to me!!!! Anyway, it actually worked out better in the end (it didn't feel like it at the time) because I didn't have to pay the annual estate fee (I can't remember what it's called) and its closer to the city. The only thing In terms of my plans, I haven't started building yet but will be in the next couple of weeks. The slab should hopefully be down in the next 4 weeks! YAY I've been working with the builder since around Feb this year on the design of the house which is pretty much custom designed. I don't remember how many times I chopped and changed bits of the house design, but I think it's come up pretty good! Who are you looking at buiding with? Seriously does the 5kms make a difference when youve pretty got to travel by car anyway? Also the Tarneit railway station will probably be closer to Tarneit than Truganina? Congrets man.it's good to hear that you will be starting building soon. well for me still it's a long way to go.My loan is pre-approved and I am going to sign the contract of sale in a day or two and working on floor plan simultaneously. As my title will be released around October so I still some time to work on floor plan and other things. Well I haven't decided abt the builder yet.Every weekend I go to see some display homes and taking some ideas. I work for Telstra.Most of workmates are at same stage as mine.We all thinking to chose the same builder so that we can do some bargaining . congrets again... One more thing,somebody told me in truganina you have to pay body Corporate fee apart from council fee.Do you have any idea abt it? cheers Re: Land in Marquands Corner,Trugunina 9Jul 30, 2009 7:03 am hi beattun well I don't know mate but for me 5 km do make some difference.I have been to tarneit many times.It's good too but Truganina have some advantage at this stage.It has a good market(Coles,Aldi,ANZ bank) on sayers road which will be close to my place and a school too.I have a 6 yrs old daughter so it makes a difference for me.Moreover,as miffers wrote in one of his post,we will have two options to go to the city via leakes road(just around the corner from our block) and via sayers rd. You'll find the time will fly from now until October, but make sure you sign the building contract by 30 September to get the full FHOG. ( : That's the best thing you can do, visiting display homes as you get a good idea of the final picture of the house. If you like it 'as is' go through the house with the sales rep and ask what's included in the standard price and whats an extra option. Manny One more thing,somebody told me in truganina you have to pay body Corporate fee apart from council fee.Do you have any idea abt it? cheers It depends in the estate that you buy in, I think places like Williams Landing and possibly Arndell (I'm not sure) have body corporate fees. Marquands corner doesn't which is good. You only have to pay the council rates. The only other estates I know of in the Wyndham area are Alamanda in Point Cook and Claremont Park in Tarneit. Kay A balanced diet is chocolate in both hands. Previously looking in Wyndham Waters and can confirm there is body corp there. When the mistake was realised, the developer held back some unsold blocks to offer to those who bought the other blocks just incase a resolution was not forecoming. We were going to put in an offer for one of the unsold blocks on hold if they were released, however found a block at Williams Landing the same day we were about to make the offer. Any of the new sales I would imagine the developer would be aware if they are covered under the body corp and would not make the same mistake. 4 14255 Dear all, Requesting your help in relation to a CDC code.
