Looking for a good honest builder but so hard to assess people these days after being totally surprised by behaviour of one I trusted! Very disappointing. Re: Caring Builder 3Jul 23, 2009 10:52 am Word -of-mouth is your best bet. I think you should tell people on this site where you live and someone may be able to recommend a builder. Apart from that all you can do (I think) is make sure the person is registered. Re: Caring Builder 4Jul 23, 2009 12:58 pm Paul Neri Word -of-mouth is your best bet. Thanks Paul - OK - Does anyone know of a 'good honest' builder willing to do a reno/extension in Keysborough Vic. I know there are a few out there. I have not lost hope but I am no fool either. Brickie - doesn't anyone have pride in their profession anymore? Or is it all about giving the minimum and getting the maximum? PS: I paid my ex builder $1500 for 'preliminaries' such as soil report, architects working drawings and engineers report but canx everything when I found out I couldn't ask questions (Agressive temper and EGO). I have got a copy of the soil report and drawings but no eng. report. Do I have any claim for getting all docs and the balance from the $1500. I suppose I can count my blessings that I saw this before contracts were signed!! Re: Caring Builder 5Jul 23, 2009 4:23 pm Gloria Soam Brickie - doesn't anyone have pride in their profession anymore? Or is it all about giving the minimum and getting the maximum? Its all to do with being screwed down on prices by the big builders. If bricklaying prices have of kept pace with inflation and with the rates I was getting 20 years ago it should now be about $2500 per thousand labour only. You are lucky to $950 per thousand labour only now, and the bigger builders want to pay only $600 per thousand labour only. Its not hard to work out that something has to give, no one should have to work harder for less and less money. Which brings us to the shortage of tradies and no apprentices coming through. Ive said it before on another thread, things will only get worse when they start importing labour from Asia. Re: Caring Builder 6Jul 23, 2009 4:36 pm Brickie Gloria Soam Its not hard to work out that something has to give, no one should have to work harder for less and less money. I totally agree and I am prepared to pay more for a job well done but how do you know if the guy you get will put in for what I pay. This is happening everywhere. Most times you will not get what you paid for. Re: Caring Builder 7Jul 23, 2009 5:19 pm I dont know how you can tell before hand if they are a good tradesperson or not even if you ask to see prior work (the work may not even be theirs). Ive employed blokes in the past who have told me how good they are on the phone, I can tell within 2 minutes of them stepping foot on site if they are genuine or not, Ive told some to go home within that 2 minutes too....lol Hi Mofflepop, I would recommend finding a building designer to prepare plans, they should design to your specified budget. The benefit is you can tender the project out… 9 20427 The HIA contract, in the term & conditions section states that "Commencment" is deemed when the drainage is started or the piers are dug or the slab is formed up (incase… 2 6182 |
