Browse Forums General Discussion 1 Jul 18, 2009 1:55 pm Hello, I'd be grateful if someone could point me in the right direction when it comes to the steps involved in putting up two or three townhouses on a block I own. I have absolutely no experience and not sure how to get the ball rolling. I own a property - land size 780sq with house that i intend to pull down. Obviously i'll need to get some designs and ensure they meet the specs of the property, then run it by council and get a builder to do the work. Should i be speaking to council first? draftsman / architect to do some preliminary plans? Any ideas would be greatly appreciated! Thanks Re: developing a property - putting up townhouses 2Jul 18, 2009 10:16 pm These sites might be helpfull to you. http://www.propertyinvesting.com/forums http://www.somersoft.com/forums/ Re: developing a property - putting up townhouses 3Jul 18, 2009 10:50 pm I'd definitely speak to someone at your council first. They'll be able to give you an idea of how many units you are allowed to put on the block and ratios of floor area to land size etc and any other restrictions there may be. Then go to an architect or draftsman after that. If you already have a firm idea of what you want, then a draftsman would be fine, but if you want someone with a bit more creative input, then you could try an architect (but beware...some architects charge like wounded bulls) 'chelle We have a hand-over date...15/10...but I won't hold my breath! http://people-in-glass-houses.blogspot.com/ Always handy to have the facts on hand when relying on agents advice, a lot of times sale agents advice is only good anecdotally, and when you actually dive deeper it's… 33 52706 multiple occ properties are always billed by trades at a premium, rarely per sqm for the lot.
