Browse Forums General Discussion 1 Jul 16, 2009 8:44 pm Well we had our Building & Pest Inspection done today. There building is structurally sound and there is no Termites, but the one major thing that the Guys bought to our attention is that the Tiles in the Dining and Kitchen have not been laid properly. I have never seen this device before but he walked around with a long cane looking thing and tapped the tiles and from that we could tell from the noise it made, which Tiles have not been glued/stuck down correctly. 90% of the Kitchen & Dining Area are suspect. He said that if anything was dropped on the floor with a bit of weight in it the tiles would crack. He suggested that they all need to be ripped up and replaced. That is fine but i can not afford that. Do you think we can/should negotiate with the seller further or just leave it and hope that they do not crack. It is not a huge area but it is something that will bug me. The tiles also continue on out to the Garage but he said they are OK out in the Garage. Being that the house is 8 years old i am sure we will not be able to find the same tiles again. What can we do about this??? If not, I'd be getting a quote to replace the tiles and then subtracting that from any offer I was willing to make. You've got little or no chance of getting the vendor to do it for you. Re: Building & Pest Inspection - Tiles Not Laid Properly 4Jul 18, 2009 4:20 pm Well i have been out to the Tile places today and i am told that to have the current tiles ripped up, floor prepped to lay new tiles, new Tiles and laying of new Tiles it will cost $1700. I did get 2 quotes from 2 different place and they were both within a few dollars of each other, so i am speaking to my solicitor to say that because 75% of the area needs to be replaced ( As per Building Inspection Report) that the owner will have to take $1275 off the sale price of the house to allow us to fix the problem. So i will have to wait until next week now to see what happens. I don't think the seller should change anything...what if the buyer dosnt like the new tiles etc etc, but saying that I think my aunty just paid 5k to fence her pool or the bidder of her house was not going to buy it! Re: Building & Pest Inspection - Tiles Not Laid Properly 6Jul 19, 2009 8:36 pm Hi Buildingwithhamra, I totally agree, as i am the buyer of this house i am not prepared to buy it if i can not get the price reduced somewhat to have all of the tiles pulled up and replaced. Obviously the quotes that i have been given to get the problem fixed are with Tiles of similar quality, so i do not think that i should have to foot the bill for this job as it was noted on the Building Report. This is why, as a buyer we pay for a Building Inspection to find out all of the things that are wrong with a place before we buy it. As our Building Report states, 75% of the tiles are no good, i will only expect 75% of the total price as a reduction from the seller and we will pay the other 25%, i think that is fair. As the current owner has tenants in the house, i can not see him wanting or even being able to do the job anyway. I am fine with this as long as he reduces the price of the house to compensate us for having to pay for it. On the other hand the tiles have been there for 8 years, what is the likehood they will crack now? The seller has dropped the price of the house by $1500 so we can get the Tiles fixed/replaced. We are now not sure whether to get the floor ripped up and have the Tiles totally replaced or get the TRIM work done on it. Have you heard of TRIM ( Tile Reglue Injection Method)??? It is a much quicker and less messy way of getting the Tile problem sorted. There is already 1 cracked Tile in the Kitchen and luckily i found a spare floor Tile in the Laundry cupboard. I got a quote over the phone and the only problem is he said it would roughly cost about $2500 for that to be done, so we are going to still be out of pocket $1000 but i think it would make the whole moving in transition a lot easier. We will have to be out of the house for at least a week if we pull them up and replace them. What do you think?? As it is we have only 2 weeks to get in and paint the place and have the rest of the flooring replaced before we have to move in, so it is going to be tight. And that is if Settlement all goes to plan etc. Oh i am starting to stress now, so many jobs to do and not enough hands and hours to do them.
