Browse Forums General Discussion 1 Jul 15, 2009 4:02 pm Hi, My architect is great but sometimes he doesnt listen to me maybe because I am young and a female, or maybe because he thinks I am spoilt (I dont know). At the start I made him aware that the stairs 'void' area (open air) on the 2nd level is not included in floor sace and made him ask the council and I was right! I know that the garage (upto a certain number) is not included in the floor space, stairs, neither is the alfresco or balconies. That is all fine BUT my architect has said that storage space is also not included in the floorspace but only on the GROUND floor! I dont understand why a linen cupboard/wardrobe upstairs (in the lounge area or hallway or wherever) IS included in the floor space ratio. He said only on the ground floor is the storage NOT inlcuded and on the 2nd floor it is included and therefore takes away from my floor space! Anyone know if this is true??? I want to make sure it is 100% the maximum floor space we are allowed to use. DA approved Waiting on a few more Builder's quotes. In our case, square metres greater than 40m2 had to be included in the floorspace ratio. So if teh garage was 50m2, only 10m2 would be included in the floorspace ratio Hope that makes sense.
