The thing that attracted me to it was its proximity to Plenty road, after i viewed estates such as woodland waters, riverdale. In the long run its all going to be houses. Plenty River will come around the back of it. And the land to the west will also be housing in the long run. Depends what you want and what you want to pay. Re: Vantage Point Doreen/Mernda 3Jul 13, 2009 9:55 pm we looked here, it did have many advantages, such as no limit on when you had to build, but what I didn't like was there was only one way in and out, so I fear the entrance would get very congested. There may be plans for other exits out of the estate though. Plus I don't think there were any plans for shops or anything. We bought in Eminence in the end and really love our block. Its big, there is hectares of park at the end of the road, we can walk to Laurimar town center and there will be 3 schools withing walking distance. We looked at other estates but were slightly put off by some of the building covenants and restrictions on building types. We also liked the fact they had the block size we wanted that was not a funny shape or on a corner. From what we can work out, there are going to be another two exits to the estate added. We also liked that we could take either Yan Yean road or Plenty road back into town. Its pretty close to Diamond Creek and Hurstbridge stations if you take bridge inn road out which the train is essential to my husband. Catholic school will be just up the road, and i am a teacher at IGS city campus. We have two "recreational area's"(hopefully Parks) less than 2 mins walk from us, and we couldn't see any power lines. We have two little kids and the fact that there are no creeks, ponds or waterfeatures near us give us one less thing to worry about! We debated for ages over which estate and which block. When it finally came down to it, Vasntage Point had a lot more benefits for us than any other so it made sense. When you really think about it, in ten years the whole area is going to look like suburbia anyway. Hope i have been helpful, but my advice is to have a walk around a few estates and see which one feels like home. Your gut will tell you best! Turns out the back of the property has a 3 metre easement and when you start the house on the edge and run towards the front of the property, it's 250mm over what the requirements are of having the house start exactly 5 metres back from the footpath. So everything fell through because of this 250mm. The location and house were perfect. Have learnt a lot from the experience and guess we just have to keep looking for other bits of land around Mernda and Doreen. We were so close. We're pretty disappointed but gotta keep looking. Hopefully we can find some other land out that way that will fit the house that we want to build. What estates have good land left? Preferably small blocks. Oze. If you have short on physical time, perhaps email some of the estates and ask them what blocks they have available at your size. Oze i would ring the sales office and ask if you can apply to the Design panel for an exception to the 5 m setback rule. If its such a small amount and you are ready to buy, surely they can allow you to bend the rules slightly? I might not know what i am talking about, but with so many other estates in the area with available land surely they would appreciate the business rather than you taking it elsewhere? (If they agree make sure you get it in writing!) The easements are a bugger. We had drama's with them in our old house. A lesson i learnt was to remember that you are the buyer- they are trying to sell themselves to you, not the other way around. But do what Bam suggested, uits how we found our block. Im pretty sure i got a card from Laurimar the other day indicating they were about to release more land. Bam- where abouts are you...have you started building or are you already established? Maybe u can ring the council and ask about it. If u do love the land, also maybe put a hold on it first or it maybe gone.
