Haven't figured out how to work it if we start first tho - guess we will have the fence guy bill the neighbors directly.

That was the situation we were in. We were pleased not to have had to have paid anything early in the process, but would have found the money by taking something out if a neighbour wanted it up sooner. If you're ready to build before your neighbours are, you might find yourself in the same spot we're in right now. What if they don't plan on building for 2 years? Then you have to go down the legal path and what a hassle that is!
But hopefully when the house is completed we can get the side fences done. One side we have 2 neighbours backing onto our block and the other side is a vacant block.
Our rear fence is a 1.8m grey/black colorbond fence... so we are hoping pur neighbours will agree to having this colour for the side.
Also what happens with the vacant block, If no one has purchased it by the time we finish building do we have to pay for the whole lot? Or does the developer have to pay half?
Check your covenant. Ours specifically says that the developer wont contribute to fences. Also, have a look at the Fencing Act in your state. There is something in the QLD one about putting a fence up if you're unable to locate/identify the block owners. I didn't read that section thoroughly, but I'm pretty sure you can claim the cost later from them. Just keep your reciepts etc.
We think we will serve a notice to fence to them. REALLY don't want to, I'd rather live in a happy, peaceful neighbourhood where everyone gets along happily. But we need the fence done and we're not paying for it when they're perfectly capable and just choosing not to. If you can afford to build a house, you can afford half a pine fence!
We are in Victoria.
But I'm pretty sure we don't have any covenant, I will have another look. Is there are website I can research this?
