Browse Forums General Discussion 1 Jul 09, 2009 11:58 am Hi, Hoping to bounce an idea off you all. It relates to a plan my wife & I have drawn up to extend our home. Would VERY much welcome your opinions! Our main intentions are to consolidate the kids bedrooms at the other end of the house and create a more flowing floorplan. As a starting point, we have tried to retain as many of the existing external walls as possible. Therefore maintaining the current roofline. As you can see form the attached images, we have managed to cap the new external walls required to 4 - shown in red. I have attached the following images for reference. Measurement wise, guests would have to travel thie furthest if in the dining area (approx 10m away?) More critical could be the possible interruptions to the kids when we entertained. Unfortunately, as part of trying to make as much as possible fit under the existing roof, a toilet had to go. It's kinda hard to fit one in ...... particularly if it requires major plumbing etc etc At worst, we would still have a 2nd toilet as part of the ensuite in the main bedroom. I agree about the kitchen placement - you are going to get a lot of thru traffic in proposed position. Not sure what the best alternative is - perhaps something to play around with. I would consider adding a door at the end of the liveing room, to separate it from the bathroom/ kids rooms. You're also rearranging almost everything when there's no pressing need. Very much appreciated! All of your comments relating to the kitchen and it relative location within the house are well founded. The main reasoning behind maintaining the current kitchen location are two-fold. 1. To maintain as much of the plumbing infra-structure and 2. Our current kitchen is relatively new (couple years old) Our current proposal allows us to re-use all of the existing cupboard shells, doors, appliances. In coming up with our proposal we have looked at re-locating the kitchen to the right, or left side of the house. Both create their own 'Issues'. If we re-locate the kitchen to the left, we encounter the costs of a more major kitchen re-work and also reduce the living space. If we re-locate the kitchen to the right, we have 'Issues' with natural lighting. The window to the right of the house in the middle is situated at the face of our carport. This would possibly reduce the amount of natural light available to the kitchen. Hence why we feel this may be more appropriate for a dining room? In terms of the loss of the 3rd toilet, my wife & feel that this is something we can live without. Whether or not the main bathroom & toilet is situation near the minor bedrooms? That is a worthy arguement. Thinking about it realistically, yes, it could provide problems when we have guests etc etc, however, on average, we may only have dinner guests once a month. Is this worth trying to find the space & money for an extra powder room? Im not convinced! Oh, and in terms of the Laundry. If I let that out I would also need to renovate the garage as I would be living there!!! Having a kitchen in the passageway and forcing people to walk between two counters to access half the house is just so woeful that you will devalue your house with this design. The kitchen is crazy - and the pantry is past a doorway in the living room ! I know I shouldn't comment so strongly, but to me this is like watching someone about to step in front of a bus. No need to fret about commenting so strongly. The main reason I wanted to hang our proposal out there was to gauge opinions based of other peoples experience! I actually think that the points you have raised are worthy of note. Ideally, there are potential flaws with the layout we are considering. Are they worthy of spending a further 10-15K on? Now there's a question! Is the pantry inappropriate past the doorway to the living room? Maybe! How do we get to the pantry currently? Past the doorway to the living room. Also, it's worthy of note that we curently have no choice bit to walk thru the kitchen to get to the rear end of the house. Whether that be from the front entrance or the major or minor bedrooms. Another factor that should be considered is that my wife & I are very settled where we are. We searched LONG & hard for this place and it represented to closest thing we could get in the current climate for a home that we wanted our kids to grow up in. Anything we do won't be done for re-sale value. It will be done in regards to what we need going forward. Long term. I still consider that this proposal is a work in progress that represents the lower end of the price scale renovation wise. You don't want to be walking through your kitchen and using it as a thoroughfare to access other parts of the home. You said you wanted to keep as much of the existing plumbing as possible. Maybe you could move the kitchen in another location and utilise the existing plumbing (ie sewer). Personally I would prefer to chase out floors in order to re-run services that have to live with a kitchen in a spot I wasn't happy with. On another note, are any of the internal walls load bearing ? You can always get around it, but obviously it's a lot easier to leave those walls in place during a renovation. It really is much appreciated! We have taken on board the comments regarding the kitchen position & worked through some alternatives. At this present point in time, we are considering two options attached below: One maintains the current roof line ( re-arranged rooms & internal walls ) The second one maintains most of the roof line and includes a large rear extentions. I am unsure how this one will work with the current roof line so fear it would be very expensive! I wouldn't want the kids bathroom on the opposite side of the house to their bedrooms as shown in plan 2. Plan 1 also opens up the entry and avoids having to walk through a twisting corridor to get into the house. The kitchen is in a better position in Plan 1, and is in a perfect position if you entertain and plan on using the deck as an entertaining area. THe only thing I would suggest is to move the island bench back into the kitchen (1200mm between kitchen benchtops is fine) and maximise the space between the island bench and the external wall. You may also be able to open up the back area of Plan 1, like you have in plan 2 and move the study to where the lounge is, and the lounge near the dining/kitchen area. It's one of the things we like about the current floorplan and plan 1 in general. It maintains that 'covered' outdoor room that adds so much versatility. My only major concern, other than the many & varied things that I have probably overlooked, is how much adding the rear right bedroom will affect light etc. It is quite possible that it will reduce dramatically in the early afternoon! It will also substantially reduce the visibility of our rear garden / backyard!
