Hoping to get some feedback on a plan we've drawn up to extend our house. We can't move the outer wall where the kitchen will go any further, as we have a granny flat in the yard. Quote: will B1, B2 & B3 have buildins? Most likely not at this stage. B3 is used as a playroom, and will be forever most likely. The other two rooms have wardrobes at the moment, but I would be open to ideas as to how to put buildins in. I'm worried it will make to rooms too small? Re: Suggestions for house extension please - plans included 4Jul 08, 2009 6:19 pm I'm just wondering if that home theatre will be big enough for the big screen, is that what you intend to use it for? If so, what is the size of the room? You may have to make that the study, and make your current study idea bigger for a home theatre. Also, have at least two basins in ensuite... The rest of the plan is fantastic... I'm assuming you have taken into consideration the northerly sun etc... Annie A thankful person is a happy person. I would do whatever I could to get robes into 1 and 2, how about stealing some space from Bed 3 for a robe for 1, you could eat into 3 for the robe, and then put a robe in 3 down the front. For bed 2, how about closign off the opening from the meals area? That will give you a good little area for a built in. I think rooms need built ins these days to be considered usable bedrooms, and those two rooms are quite small so especially need decent robes for storage. I also think that the Study spot will be a great play room, visible from kitchen, closer to living area, so I'd leave that one open or have double doors. Great idea leebee26, what is happening with the walls adjoining the bathrooms near the laundry? Is that an alcove? progress viewtopic.php?f=31&t=20401 sculptures viewtopic.php?f=36&t=26607 pole trouble viewtopic.php?f=3&t=25988 Re: Suggestions for house extension please - plans included 9Jul 09, 2009 9:07 am leebee26 seeking solutions - Thanks for that I've addedon windows etc, and have changed my OP. Good thinking. We aren't sure we woule ever use it as a theatre room, but perhaps we should include a big enough space for it, just in case. Quote: Also, have at least two basins in ensuite... We are OK with just the one. Never had to wait to use the basin as we leave at different times for work. Rachelle - Wow, that's awesome thanks! The part where you have put the robe for bed 2 was actually a wall when we moved in. We put a doorway in, so our room (study in the plan) was closer to our son. He still wakes during the night, so it was necessary at that point. Do you think it would work to put the robe into the study for bed 2? We are planning to hae more children, and thinking our room will be so far away from them Although, it doesn't make too much difference does it? Quote: I also think that the Study spot will be a great play room, visible from kitchen, closer to living area, so I'd leave that one open or have double doors. I like this idea! The double doors would be great, so we can close it off and not see the mess!! Quote: leebee26, what is happening with the walls adjoining the bathrooms near the laundry? Is that an alcove? Yes, an alcove. It's where to previous owners opened up the back of the original house and added on. It is dfferent depths on each end, so not suitable for build ins. Quote: Have you got a window planned for the main BR? No, not as yet. I couldn't work out where to put one. Amy ideas? I was thinking maybe a window onto the deck? Re: Suggestions for house extension please - plans included 12Jul 09, 2009 3:42 pm I often play devil's advocate... The entrance is very cramped for what will be a big house. The laundry is H-U-G-E, especially in comparison with the tiny bedrooms. The main bathroom is absolutely tiny and not suitable to service 3/4 bedrooms. The main bedroom off the living room is awkward. The main bedroom WIR is an awkward tunnel. The main bedroom doors opening to a 'corner' is awkward. Your kitchen/living area is divided by what will be a well-travelled 'passageway' to the back area and the main bedroom. There are too many twists, turns, odd shapes and corners. I think the design has major problems. Do the hard jobs first. The easy jobs will take care of themselves. - Dale Carnegie Re: Suggestions for house extension please - plans included 13Jul 09, 2009 3:50 pm Quote: I often play devil's advocate... No problem, anything to get us thinking outside the square! Quote: The laundry is H-U-G-E, especially in comparison with the tiny bedrooms. The main bathroom is absolutely tiny and not suitable to service 3/4 bedrooms. I know, it's massive Originally we were having the toilet in there as a powder room. This plan shows it near the bathroom. Were aslo previously going to make the bathroom bigger, so it would be the size of the current bathroom and toilet. Does this make more sense for the long term? Quote: The main bedroom WIR is an awkward tunnel. I wasn't sure about this either. Quote: I think the design has major problems. Any sugestions to make it flow better? What about a feature diving wall of some sort in the living/dining area? Would it help define the space? Re: Suggestions for house extension please - plans included 14Jul 09, 2009 4:42 pm I think wardrobes are 60cm deep? You better check that one though. If we can move red walls then I agree that you should use some of that laundry. I would put a guest powder room somewhere in the laundry and then make a big bathroom out the other bathroom with a toilet in it as the powder room will be a bit far away. Re: Suggestions for house extension please - plans included 15Jul 09, 2009 5:43 pm I would use an architect especially for a house the size of yours. Realising the potential of space and using it in an efficient manner is not something just anyone can do. Our renovation plans are with council at the moment and the whole experience with our architect was fantastic. They came up with a wonderful design based on our brief. I highly recommend one if you want to achieve the best potential layout for your house.
