I'm new here and thanks in advance for any help. We are considering renovating the back area of our 100 year old Edwardian. If you look at the attached floorplan, we will basically knock out the "Dining Room", relocate the kithchen to the back of the house, remove the Laundry/Shower/Toilet and replace with a wall opening into the kitchen and creating a corridor to the side exit door that will house an open laundry and pantry.
Finally we would be attaching an ensuite to the main bedroom (where the existing door runs to the existing kitchen.
There is very good underfloor access and the house is weatherboard. Effectively we are knocking down some walls, building an ensuite and one long internal wall (about 7metres) as well as putting a new kitchen and bathroom. Knocking down the dining room will likely mean we have to put in some sort of supporting structure.
I have figured $25,000 for kitchen fit out, $15,000 for bathroom, $20,000 for building materials and $40,000 labor.
