Browse Forums General Discussion 1 Jun 19, 2009 1:53 pm I am considering the idea of buying an older house and have it renovated to live in as opposed to a knock down rebuild. What I would like to do is to work out the costs involved in renovating. Since I am not building savvy. I was wondering if I am on the right track in budgeting. For a 4 bedroom 60-80 year-old house, I was thinking of the following work: Painting - $6k Timber flooring - $20k new kitchen $20k new bathroom + adding an ensuite $20k new windows throughout - ?? new doors - ?? I am also concerned about the age of the plumbing and electrical wiring in an old home. I heard that to re do the electrical wiring costs something like $45k! I am trying to see if it's feasible to do an old house up and essentially make it new again. Any suggestions would be appreciated. Re: Cost of renovations 2Jun 19, 2009 2:10 pm I don't know if you are referring to doing the painting yourself, but we recently had a quote to paint internal and external of a 3 bed post-war house -quotes were about $10 000. Hope this helps! We also installed a new bathroom - the old bathroom was completely demolished right back to bearers and joists - all up cost us $10k for labour / fixtures. Our new kitchen was only $8k including appliances but it was a kit kitchen and we installed it ourselves. Painting completely through the house internally only cost us $2k but we personally know the painter and he does good "deals". Some things are worth waiting for. Re: Cost of renovations 4Jul 19, 2009 9:54 pm Hi There I have recently renovated a 50 year old home....'What a headache, but def worth it after.. This is what I approx spent.. Kitchen $15k Bathroom $10k We were going to get floor boards and just found it took up so much of our budget so we went for tiles through out the house $5k - Huge saving... Painting we did our self...but for a three bedroom small house we were quoted $6k, it was a pain in the bum but saved us alot of cash again... New windows $6k Door $1k We had to alot of wiring and electrical work done as well and spent about $5k on that.. Hope this helps... Re: Cost of renovations 5Jul 19, 2009 10:33 pm Cheeky, if your house is 60 - 80 years old then it's very likely that any internal doors are going to be far, far superior to anything you'll be buying now (unless you spend $250+ per door). I'd be very sure about what you chuck out. Unless you have a feel for renovating an old house you could end up totally destroying the character (and a lot of the value) of an old home.
