Browse Forums General Discussion 1 Jun 16, 2009 2:08 pm Just got word from M3tricon that they will be increasing our base price by approx $922 per month after September (the contract to fix the price only lasts until 30 Septermber 09. Since our land wont settle until Jan/Feb we're looking at approx an extra $5000 Also, we had fencing and driveway included in our package but only the driveway has made it into the package and now they are trying to charge us for fencing - unfortunately we have no proof of the fencing being included because that package is no longer on offer. Also, (sorry!) they are quoting us $4000 for fencing, adding 2 doors to the sitting room and 2 doors to the rumpus room. This seems quite insanely expensive to me - can any advise if it is or if i'm overreacting? Is there anything I can do? Particularly about the base price increase? Help!! Base Price Increase! 2Jun 16, 2009 3:42 pm Most of the big builders charge a penalty after a certain timeframe goes by, it's fair to say that they can't hold the price that low indefinitely. Not sure what you can do about it however, if you had waited until say december before signing your contract you may be worse off with price increases anyway. It's just a fact of life unfortunately that prices go up. The cost of our house went up by $7000 within a few months!! With regards to the $4000 for the extras and fencing, why not get the fencing done yourselves after handover? the builder is going to charge a mark-up on it anyway and on average you would be looking at approx $50 per metre, which is halved with your neighbour. Calculate how much fencing you would need around your block and times by $25 per mtr to work out your total cost. You will have to allow the full $50 per mtr if you have a boundary on a corner block or backing onto a park/reserve etc. If there is nothing in writing about the fencing already being in the contract then I'm afraid you will have lost that battle. We ended up copping $3500 price rise but ended up still building with them as their list price for our house now is about $15000 more than the price we paid and we couldn't find another house we liked. When we signed up we were not told anything in any detail by the saleman but when we went for prelim we got advised of the fee to fix the base price. we have it about $2100 for that and our csc advised we can add another month on that which we will be refunded if the titles are on time. We went tom today to sign and she also advised we can review everything and initial it all but sign after 1st july so we get the extra 1st home owners boost. Glad to hear you won the fence war! We were told 150 days from initial deposit is the amount of time before the base price can be revised if they are unable to commence.
