And if you want me to completely lodge your development application to council and be the applicant I charge an extra $300+ (Depending on the type of development). I can also help you with objection letters for around $200+ If anyone is interested then just let me know... I also provide free Town Planning advice. Obviously all prices depend on the type of development and can be more... I have got the land valuated before knowing this as well. Would this lower the valuation from what was previous? I live in the Fairfield City Council Area Thanks in advance Low flood hazard could mean a couple of things. It could be the general flood hazard for the normal area or it could have restrictions on development. Alot of flood effected properties will have a FPL (Flood Planning Level) and all development has to be above this level. Alot of the time (especially if it is low flood hazard) the house is already built above this level so nothing needs to be done. What you need to do is contact the council and speak to a planner and ask for the estuerine level for your property or the FPL. Then you will be given a height above AHD in which the building must be above... So lets say your FPL is 3m AHD...and you get a survey of your block and find the slab of the house is at 3.1m AHD. If this is the case then nothing needs to be done. BUT...if the house sits at 2.5m AHD then depending on the council, if you were to lodge a DA they may make you raise the house so that it will comply with the flood hazard control... Most likely you shouldn't be worried and I doubt it would decrease the value of the house. I hope this made some sense. I am pretty sure at least 80% of my potential land sits above the FPL. So I should be fine. Just worried that the bank my give me a headache. And the possibility of my place being in the flood plain when future flood studies are conducted. Would you be able to clarify this? My mate built a house in the same council area and he said the council didn’t say nothing but his builder said he SHOULD make the slab at least 300mm above the 1:100. I then called my builder who couldn’t clear it up for me either and said I would have to submit my proposal to the council before they will give me the answer. This is so stupid!
