Do you mean land in an existing development? Site costs and slab type are determined by the type of soil, fill and compaction. I can't see how this would make any difference if the land is in a development or not. In fact it's probably worse because developers use heaps of clay fill normally. Meaning There are no trees its been cleared and new fill put down and the clay taken away. The land is completely flat and has a S classification. What design do you have for the house? Hi ya Ok the real estate guy told me that the block was ready for slab down. In the soil test report it says no sand pad required structurally. I am disputing the $20,000 that I have been told I have to pay for site works. The real estate agent said it was totally unreasonable. I am building El Questro 4x2 not that big a house. By-the-way, site costs have hardly anything to do whether the land is bought from a developer and has been cleared of trees and grass - that's the least of your worries. They should do a survey and an engineer's report and then give you the estimate. It's only ever an estimate because they may think it's sandy soil (here in Perth). But when they start the site prep work, they discover rocks - costs then go up. We were lucky and had no rocks. Therefore I expect our site works costs to stay at $8,500.
