Browse Forums General Discussion 1 May 31, 2009 8:37 pm I have been worried about my neighbours site cut (which is yet to happen but is likely to be about 600 - 800mm) which may potentially undermine my zero boundary garage if cut too close to the boundary. My garage wall is 230mm in from the boundary and footings are probably at least 150mm and we deepened them to 400mm deep along that edge. What are my neighbours builders responsibilities in this instance? Surely they cant cut right up to the boundary?? and if they do, any damage that may occur over time will surely be seen as that builders responsibility, right?? Re: neighbours site cut next to zero boundary garage 2May 31, 2009 9:01 pm does zero lot boundary really mean zero mm or (as in my council area) 250mm OMP? ’’Quondo Omni Flunkus Mortati ’’ If the women don't find you handsome, they should at least find you handy. You can have a 0mm zero boundary but it would have to be a parapet wall (ie no external gutter) as the gutter is usually not counted. The OMP is the fascia. Re: neighbours site cut next to zero boundary garage 4Jun 01, 2009 6:55 pm this might help Quote: For most houses and multi-unit dwellings, retaining walls meet City Plan requirements if: the combined height of a retaining wall and a fence does not exceed two metres; and they are set back from any boundary and are stepped or terraced so that landscaping can soften visual impact I reckon they won't be able to cut too close to the boundary and they will probably have to retain the drop well inside their line. Just my guess so don't hang too much on it. ’’Quondo Omni Flunkus Mortati ’’ If the women don't find you handsome, they should at least find you handy. Neighbours house wall is 900mm from adjoining boundary Re: neighbours site cut next to zero boundary garage 6Jun 01, 2009 8:53 pm Helyn Im not sure what OMP stands for Outer most projection. Cheers Simeon 1 10230 thanks Chippy, i hope they have applied sealer but i am doubt to be honest, so i am gonna do this job after handover. 8 16267 You should be able to encase the sewer but you will need it designed and approved and access to lot 580 to do the work 2 17154 |
