Had a read of some interesting postings in regards to inspections to new houses or pre-purchase reports. I am in the process of building an extension to an existing house. We are approaching the end of lock-up phase and the builder is hinting that he will be asking for more money soon. Do you think its advisable to get an inspector in before making the stage payment? Several people have said it is advisable. I am probably thicker than most, but can someone highlight to me what are the risks of handing over payment when the stage isn't 100% complete? I believe it something to do with the builders warranty insurance being denied since I didn't follow the payment as outlined by the contract. On a similar subject, I wanted to know what the completion of lockup stage actually means. I only have a high level description from the HIA contract. Not sure about the inspection, however lockup (in my understanding) just means that the building is now secure. ie windows in, doors in, walls up and roof on. I think you should have a look at what it says on the contract before you pay the builder. You have mandatory building inspections and privately engaged building inspections.
