Since the floor space ratio is 1:0.4, does that include garage, patio, outdoor living areas or are they on top of? Also with the new NSW Housing Code, does their 1:0.5 floor space ratio include garage, outdoor living areas etc?? Still quite confused about the whole thing. eg for a 700 square metres land, what size house would be allowed? Many thanks. So for a 700m2 land you can build 280m2 house plus garage, patio. alfresco etc. You can always talk to the duty town planner at the council. Just give them a call. We've already gone through this on this thread viewtopic.php?f=31&t=13011&hilit=hornsby But if it's still unclear (which is VERY easy) give Hornsby Council a call, the phone queries guy is (at least when we were dealing with him a while back) really nice and helpfull, his number is 9847 6711 if it goes through to voicemail you might want to call the main planning/DA number and ask the receptionist who you can speak to in relation to this... Good luck, it's all very confusing! We got our DA approved in record time (just over 3 weeks) so Hornsby are really getting much faster and maybe more flexible. I just wanted to put my 2cents worth in regarding Hornsby council requirements. We are also looking at building in the Hornsby area. We were looking at using the new housing code (Complying Development) so that we could have a house that was bigger than the 40% allowed by Hornsby,but because we did not meet the height requirements we now need to use the DA process. The new housing code(Complying Development) is quite strict in that you need to complying with ALL the requirements, not just some. We then found out (from our builder) that if the landscaping is greater that the requirement we would need more water tanks and the list went on. So in the end we are back to the DA. Hornsby will give you 38sq for the garage ie if your garage is 39sq then 1sq will go towards your FSR . They do not count porch alfresco and balcony. The site coverage is the footprint on the land, so the total ground floor including garage, driveway, garden sheds,verandahs etc..and this is also at a max of 40%. Also beware that some land in Hornsby has enviromental restrictions (it is the bushland shire!). The best way to check if your land can have complying development carried out on it (ie build) is to request a Planning Certificate under section 149 from council. It costs about $40.00.
