Browse Forums General Discussion 1 May 26, 2009 9:42 am In the next week or 2 my partner and I will be going to a draftsman to get our plans drawn up.
We are pretty much after a 21sq home wide design so it sits long across the front of our block and not down it. Does anyone have any suggestions on where i start to describe what I want? I had a look but I think it may be a little too long. We have roughly 20 metres available across the front of the block. Keep the suggestions coming!! A ranch style probably won't work. My block is 25.5m wide and we couldn't find a house like that to fit. My whole street is 20+ metre frontages and none have ranch style because they are not wide enough. It's an in between frontage, not wide enough for ranch style, bit too wide for traditional. Best bet is to look at a house with double garage and two rooms across the front, with front door in between. Say master on one side of the front door, living on the other, but you are banging your head against a brick wall trying to fit a ranch style on a 20m frontage. I leave you to fend for yourself, figure things out yourself. Terrence Malick Re: Websites for house plans 5May 26, 2009 10:11 am Focus06 Thanks. I had a look but I think it may be a little too long. Sorry...seems we have a different interpretation of what a ranch style home is... mmm....donuts Homer Simpson 1956- Links: Site Costs Ready Reckoner | H1 Addiction Medical Advice | Château TDL: The Backyard Re: Websites for house plans 6May 26, 2009 10:22 am Our house is 16m width (that's the house frontage, not the block frontage) and it has a double garage, 2 rooms and hallway at front, ours has main bedroom and lounge at front but I have seen many designs which have 2 bedrooms at front if you prefer lounge at rear. You may just fit 3 room frontage ie another room 3m wide - if you are allowed to build garage wall on the boundary. You will need to allow at least a metre the other side. Re: Websites for house plans 7May 26, 2009 11:14 am Well maybe just a standard rectangular home will do. The total frontage of our block is 26.75m but we have to take 4 metres out as we have a easement and about 1-2 metres out because of the setback you have away from the boundary fence.
Re: House plans, any suggestions? 8May 27, 2009 9:46 am Would something like this make the changes great enough? -S Re: House plans, any suggestions? 10May 27, 2009 10:37 am where would you want the extra space? just all over or in a specific area? Re: House plans, any suggestions? 12May 27, 2009 10:49 am I would add it to the back of the house, it would make all of those areas bigger Ranch20FP365x480_2.jpg Re: House plans, any suggestions? 14May 27, 2009 11:21 am Everything I know about photoshop, I taught myself... whether thats a good thing or a bad thing.. is debateable Re: House plans, any suggestions? 15May 27, 2009 1:12 pm Focus06, just be careful. You have posted a plan that you are basically copying, just changing things around. You have potentially left yourself open for legal action against you for copyright infringement by the owners of the origianl plan if they were to ever stumble across this thread. Builders do read this forum. I just thought I'd let you know in case you didn't realise. I leave you to fend for yourself, figure things out yourself. We aren't using the plan, we aren't drawing the plan up. Its not copyright until it is on paper. So we are not using this plan; we are not putting it on paper as it is protected by copyright. Ideas only Hi there, long-time lurker but first time posting. I've bought a house 2 and a bit years ago and last year we had some major water damage on a converted pergola area… 0 7930 Yes, unless you are in a low intensity rainfall area or the area is protected from rain. Do you have access to NCC Part 2 or can you download it? I can email you a copy… 10 12509 Thankyou so much 😀 I've decided on White on white for doors and trims, White on white 50% on ceiling and Mt buller for walls. Fingers crossed it will look OK 😀 2 7158 |
