Browse Forums General Discussion 1 May 21, 2009 4:13 pm Ok so this is kind of following on from my other thread, in that involves that painted house that will attract termites, or so i am told lol. What would you do? I need your opinions re value for money etc. I will list some features of both homes and you can tell me your ideas. New House - Approx 4 years old, painted brick on the outside made to look like render. 4 beds, 2 bath, lounge, dining/living, sep laundry in front of double garage(attached)with remote, 4 air cons, 6 x 9 Colourbond shed with electricity, side entry, pergola. Your average newish house on 650sqm block. It is about 200mtrs to primary school, 700mtrs to high school and about 300mtrs to daycare centre. ( I do not drive and have a 3 year old and 8 year old) Oh and is about 1.5kms to the beach - Price $339K Old House - Approx 20 years old, brick and chamfer board, 3 beds, 1 bath, lounge, formal dining, kitchen/dining, study, air con in main bedroom + wir, 6 month old floating timber flooring, security screens, attached pergola with an attached double garage to the pergola, double garage is brick and wood as well, at the back of the garage is a laundry that is in a bit of a mess as well. Ok then attached on the other side of the double garage is a 8m x 8m Granny Flat with own separate entry around the other side, one big room with kitchenette ( just a sink and cupboard basically, has a small toilet and shower room, security screens, lino floor and thats about it for the Granny flat. Is on 1012sqm of land. This house is about 800mtrs to primary school, 600mtrs to daycare and about 2 kms from high school. This one is about 2.5kms to the beach. It generally needs a bit of work done and we would not be able to afford to do much, but it would be ok to move into and still live comfortably . Price $329K So in saying that would one be crazy to buy an old house when you can get a much newer one for the same price but with not as much to offer, or would you go the newer one because of less maintenance (hopefully). I would love to know your opinions on this. How much usable space does each back yard have compared to how much you would like? Realistically how far down the track before you would have spare cash to do up the old house taking into account that interest rates on mortgages will start going up at some stage. Ohhhh.......and how close to your friend with the weird termite comment is the new one, taking into account that the friendship might be tested if the termites that you attract by painting it (down the track,) might go and visit her house. Both of the older homes I have owned always seemed to have a unlimited amount of dust that flowed through the vents and windows. New bathrooms and kitchens always win me over as well. Well the Granny flat is what has attracted me simply for the use of having an Art studio, i have managed so far without one so do i really need one. It would be really nice to just have my stuff all set up and not have to pack it away each time i make a piece of art, because of the 3 year old destroying everything. I suppose i am looking for resale value considering the older house has more living space than the new one and on a bigger block too, but then again we wont have any spare money to really do much with the place either and that will annoy me as i am a perfectionist and want everything done yesterday like most women. I then thought that we could rent out the Granny Flat to help pay for the house but what is the use of that if i cant use the Granny flat, so i think with the opinions given so far i will leave the old house to someone else. The only thing is, i currently rent a house next door to the Termite lady and the new house is 6 houses down on the same side so not sure about that now either, you really have me thinking now klscomps, dont want a law suit down the track because the termites didn't like my paint. Re: Old House v New House???? - Your Opinions Please!!! 7May 21, 2009 9:35 pm I think you probably know in your heart which one will suit you better and that's likely to be a lot to do with the location. The old house will need work so it's going to cost more money in the near future, and a large block is more maiintenance than a smaller one so you could find that large block too much work, but it's likely to appreciate in value more than the newer one based on the block size, so it could even be possible in the not too distant future to subdivide and sell off part of the block (depending on deep sewerage access and local zoning). it does sound as though the newer one is going to suit your needs better location wise, and maintenance wise etc. Re: Old House v New House???? - Your Opinions Please!!! 8May 22, 2009 1:49 pm Now you have me laughing!!! The other thing that crossed my mind is whether having a permanent studio would give you the potential to earn some more money as you might be able to increase the amount of work you are doing. Realistically is this something that is a possibility?? The extra money could go towards renovations?? If not, is it worth having a look around the area for any other houses that are on the market that are perhaps similar in size and age to the newer one just down the road from you. A little bit more research might help you decide whether it is a good buy or not. Good luck and let us know what you decide!! Re: Old House v New House???? - Your Opinions Please!!! 9May 22, 2009 4:36 pm Oh i am just so confused or i suppose more scared, i am not sure which one. I keep thinking what if this, what if that. This will be the 3rd house for us so it is not like it is our first home, but i am more hesitant than i have ever been. I think it has something to do with my husbands job situation. The job he has now, he has only had for 1 month, it is his 5th job in 12 months, not because he left, he just kept being put off due to the Economic Climate. He has not had any trouble finding work mind you but i am so scared. But people are being put of jobs that they have had for 20 years so what does one do. I find a place, get my heart set on it and then i just say oh maybe we should wait, but we need to bite the bullet eventually. I do want to expand in regards to my Art work, it is still really only classed as a hobby because i do not sell enough but then again i am slowly gaining recognition and getting repeat clients who are very happy with my work. I am always thinking of ways to attract more attention with it, i am not scared to do what it takes to get recognized and therefore the Granny Flat is a must for me. I could always do my work in the 6 x 9 shed in the new place but it will get too dirty as it is not lined. Oh i could go on for ever, but i will tell you all when we do actually buy a place, not sure when it will be. I needed to buy something today so we went out and bought a lovely red leather lounge from Harvey Norman so that will cure my buying desires for a while, i figure that once we buy a house i will not be able to afford one, so i got it now instead as we really needed one anyway. We made an offer, then went up a few grand then finally got to our limit, but the seller rejected our offer. So it is back to the drawing board for us. I don't think we will ever get a house but i will let you know when we do, with pictures and everything.
