I just wondering if anyone has experience with commercial tiles/grout cleaning service which usually offer by carpet cleaning company? Does the grout return to its original white color?

I'd imagine they'd be pretty good - the same crap that is (mostly) cleaned from carpets is the same stuff that gets caught in grout.... should be a breeze. I am one of those carpet cleaning companies offering a cleaning service for stone, tiles & grout. Many carpet cleaners are entering this market, as with modern accessories connected up to equipment most of us already have, we are able to clean these surfaces very quickly and efficiently and usually with very good results, (often amazing results). But let's be real here.... every floor will have different characteristics, service histories, and limitations and anyone promising to make every job 'look like new' are stretching things a bit! Most grout (and some tiles) are porous and can become stained, and even thorough cleaning may not necessarily remove all the stains. If the grout is in good physical condition but is patchy or stained after cleaning, there are additional services that some specialised companies may offer, to recolour and seal the grout, so it looks even better than new! With this method, grout colour can be changed to your chosen colour, and it has excellent results and longevity. If you are thinking of contracting such a service, buy very carefully! There are many untrained and unqualified operators offering this type of service. There are many 'jumping on the band-wagon' with very little knowledge of what they are doing. Scrutinize the credentials of any company you are thinking of using, ask friends for referrals, and don't be lured by cheap prices or special offers. Expect to pay at least around $5.50 per square metre for cleaning, and maybe much more. Like any buying decision, choose who you feel really comfortable with. If you want to DIY, yes some stores do hire out Rotowash dual brush machines that may do a good job. If the area is not too big, you may be happy trying this. A tip though, AVOID acid based chemicals. Some products say they are for cleaning, but actually are etching the grout and this isn't recommended. So what should you get from a professional service?.... Technician should inspect surfaces carefully and identify any pre-existing defects or potential problems, discuss the process and provide a quote. An alkaline grease cutting cleaning solution is applied to the surface by mop or sprayer, and possibly scrubbed with manual or mechanical scrubbers. After dwell time, it is then cleaned with a rotary spray/extraction process, which cleans the emulsified dirt, rinses and extracts the slurry. The beauty of this system is it has the ability to thoroughly rinse and extract residues so it doesn't absorb back into the grout, and is left virtually dry. Technician should take care not to get solutions onto other surfaces such as carpets, furniture etc, so its best to have a clear floor if possible. There is much more to it, but that is the basics. A good contractor can clean an area in an hour that would take you 5 hours on your hands & knees, or 2-3 hours with a hire machine, and will get far better results, so I reckon it is a good way to go!
