Browse Forums General Discussion 1 May 01, 2009 8:05 pm I'm just wondering what peoples preferences are to this. Do you prefer your main b/room to the front or rear?? I've only ever had my b/room to the back. And now I can't make up my mind...do I have it at the back or front. Most plans seem to have it at the front. What did you choose and why?? I know the main reason, of being away from the hustle and bustle. But I live on my own, so thats not really a problem. Do houses with the main b/room to the rear sell for less, is this something that should be considered for re-sale value?? I think if you have teenage kids or older then it's good not to have your bedroom near the entertainment area of the backyard. This means we are somewhat cushioned form any light/noise coming from the road (which is pretty quiet anyway) and also far enough from the living areas not be disturbed by noise from the home theatre which is at the back of the house. We have a sliding door that opens into our backyard where we've paved a private courtyard off the bedroom. Our new house which is on acerage, is a traditional farmhouse style (long and rectangular). Obviously road noise/light and privacy is not a concern. I did like the look of some house where the master was at the back, but I really wanted as much living areas at the back to take in the view. Our new master is at the front but most importantly is still seperated from the kids bedrooms . I'd prefer having the master bedroom at the rear if the house rather than the other bedrooms. Also, the plan is to have a balcony off the master bedroom and I'd much prefer a balcony at the rear. We're on a big block, though, and there's a 'mock balcony' sort of thing in front of our bedroom window, so we're very protected from the street. Living/HT is at the back, so it works well for us. I guess my main reason for preferring the main at the front is because i have little children and feel safer that way, not only for possible intruders but also for wandering children of a night! Also as my husband wakes up very early in the morning for work and takes a shower (usually very noisily) having the master bedroom separate to the others means the kids don't get woken up Re: Where do you prefer your master bedroom?? 7May 01, 2009 8:57 pm Well I am pretty much the opposite of everyone else (but then again aren't I always!!). Our last home we built we had very specific ideas that we wanted all the bedrooms together at the rear of the home. Nothing to do with noise - we were in a very quiet cul de sac but just had personal dislike of bedroom being right at the front door. It took a lot of searching to find a design (this was 8yrs ago) but we found a Beechwood one that was perfect for us. When it came to this home we designed it specifically the same way. This time it is a long ranch style home with again all the bedrooms on the left side of the house with ours tucked around the corner from the other three. We have young children and wanted to be close to them. Miss 3 still needs assistance going to the toilet during the night and Master 2 will sometimes wake once or twice a week. This way we can hear every noise or peep they make. And even though this is the house we will live in forever - we really don't care if the children don't like being close to us when they are teenagers. I grew up with my parents' room next door to mine (as did DH) and we didn't turn out to be freaks (well maybe a little ) Plus should we have another baby it will be close to take it back to it's nursery for changes during the night feeds. We tend to have babies in our room for at least 12-15mths so a roomy main bedroom is another necessity for us. Some things are worth waiting for. Lounge is at the front, followed by BR1, ensuite, BR2 and BR3, hallway door, then kitchen & family room. Study (my territory) is the other side of the hallway from BR1. Kids can make noise in the family room and we would still be sufficiently far away (either in the lounge, in my study, or in the master bedroom). But we almost built one with the master at the rear. And we originally signed (many moons ago) for a house with the master upstairs.... and we seriously thought about a two storey with the master downstairs. My point is, it was secondary to the rest of the house working well for us. I don't think the position of the master would hurt resale. We could see advantages in all positions. I leave you to fend for yourself, figure things out yourself. Definitely didnt want the master bedroom right at the front, after years of living in a house with our bedroom right next to the road (well 8 metres back), the 5am garbage trucks on a monday morning drive us nuts. Our other bedrooms in the new house will be at the back (grew up in a small house where it's not so fun hearing what your parents are up to at night! I wouldn't do that to our kids!!!) The whole house has to work for your needs. At the end of the day your bedroom is (normally) only used during the night hours so the living spaces get much more use. I was the youngest by 10 years and the last to leave home, it's the worst thing you could imagine to hear. Now days looking back, I guess it's nice to think they still have it! Oh, and our study is at the front, then our bedroom. I think this is a definite case of what suits your family best. We kept coming back to this house that we've just built, and the kids being upstairs ( oldest is 13, youngest 7 and a half) was a big plus for us - but that certainly may not suit everyone! People use our street as a short cut and the traffic noise early in the morning is awful and we have a roller shutter too. It is also right next to the front door so if anyone knocks on the door really early it wakes us up. We purposely chose the house that we are currently building because the master bedroom will be on the back, but the opposite side to the entertaining area. In fact all the bedrooms are on the same side and we only have a guest room and the study on the front. I think it will be so much better this way and it's a very well thought out plan, probably why it's so popular (PD Illoura). We have 4 children and their bedrooms will be all upstairs, plus they will have their own small living area too. (This was mainly for my eldest two who are teenagers, and we can give them an area that is not full of little kids toys). Our main bedroom will be downstairs. We will have one big living area and huge meals space and this is where I am hoping we will all be spending most of our family time together. We are renting a house at the moment and the master is upstairs with the kids bedroom all downstairs. I don't like this at all. The kids bedrooms are all going to be down the back of the house. I was thinking more toward the future, when the kids are teenages and older that being up the back of the house willl give them a bit of space from us. But while they are young I think I am going to find it really hard, I just have to remember that they are only young for 5-7 years then they are going to start being more independant. I am looking forward to not being right on the road in the master bedroom!! There is nothing worse then a 2 year old ripping open the curtains when you are walking around your bedroom naked and people are walking by on the street. Thank you so much.
