Browse Forums General Discussion 1 Apr 27, 2009 10:02 am Hi all, We're going to build our house in Craigieburn, and we were told that Delfin will be building a 100 shop town centre 500 metres from where we live. There will also be a football and tennis fields on the area closer to our house. I'm not having a good feeling about it as I think it's a disadvantage to live that close to a shopping centre. On the other hand, my wife thinks it's great thing to have. Your thoughts ? Looking at Hume City Council website, I was able to extract this document. But you will have great access to the sporting fields. I don't think you have anything to worry about. I leave you to fend for yourself, figure things out yourself. You have everything at your fingertips Re: Advantages/Disadvantages of living next to a town centre ? 4Apr 27, 2009 10:32 am We were going to buy a house about 500 metres from a shopping centre in Wyndham Vale (Western Melbourne)...by day it was fine because there was lots of the normal noise of surburbia...but we went there at night parked in front of the house and wound the windows down and also did an inspection at night (told them it was the only time we could do it... )...two things bugged us...the "hum" of activity from the shopping centre which I'm sure may die off later at night...but the worst was the "light pollution" particularly as the house was two story and there was pretty much line of sight. My advice to anybody buying a house or block...go there at different times of the day - and at night...it can completely changed your perceptions of the place. The advantage would that you can have a bigger house and your own block. In your case you have both . I think you are laughing all the way to the bank. And your house/land will be in a prime position to capitalise on this major investment. This development has been in the pipeline for a number of years and will essentially become the new hub of Craigieburn. As I'm sure you're aware, the current shopping centre near the Hume Highway is completely inadequate, and most residents visit Broadmeadows Shopping Centre. This new Town Centre will have everything that Craigieburn residents need... and you'll only be a hop, skip and jump away. Get in now before the development starts... I imagine the price of land in the immediate vicinity will skyrocket once they begin construction. When choosing my land in Highlands, I chose the block closest to the town centre that was available at the time for my H&L Package. I think I'm a little over 1 km away. But your position will be perfect! They always hang around shopping centres at night and cause troubles. So I'm not too sure if this will be an issue. Perhaps there will be short term price gouging by the developer...long term I'm not convinced that close proximity to an "urban centre" wouldn't erode the value of the property...in my books it would be on the "cons" side of the ledger when looking to buy. Let's be realistic...will you "walk" your weekly grocery shopping...when you go "out for a coffee" do you want to have it at yet another lifeless, artificially lit, impersonal mall? I'm not saying it's not great for the local community but NIMBY...(Not In My Backyard). We lived within a couple of kilometres from two town modern centres...going there was not really "going out" - Are you on the main walking thoroughfare? In that case you might get the issue of kids/trouble makers more so after school. I think it's a bit of a negative for the same reason ... we are 1-1.5km away from a big shopping centre and I worry about MY kids maybe wanting to hang out there in 10 years time when they are teenagers. For this reason we are already starting to plan our next move out of the area! As for the light/noise/passersby issues that is not such an issue for us, I guess we are far enough away. In some ways it is great; never too far to go for a bit of retail therapy, but as Mike said we never walk there, and we don't go there for a relaxing coffee. And for us, until the kids do reach teenage years, this is the perfect location for us regardless of the shopping centre, so if it is for you too and you don't have to worry about the other issues so much, then enjoy it while you can.
