The developer at the estate where I bought said the price was not going to change. Normally i'm pretty good at bargaining but I couldn't get the developer to budge with our land, but like everyone else said, no harm in trying. Re: Buying block - did you 'bargain' 22Apr 24, 2009 1:32 pm Yep we sure did bargain....we had seen the vacant blocks in our estate amost a year earlier, but at that time we weren't interested in that area. When it came time that we could actually go ahead and find a block, we found that some blocks in that estate were still available. And luckily for us, that included a block that was of suitable size and shape to fit our home. We were quite happy to pay the advertised price as we felt that it was great value for money considering the other blocks we had looked at in other estates, but knowing that it had been not been sold for almost a year gave us the confidence to attempt to knock the price down. It was on the market for $130k, so we offered $124k knowing that they'd probably ask for a grand or two extra to seal the deal...in which they did...we got it at $125k. The remaining blocks along our street have been slow to sell, up until recently that is. They have all sold now and at higher prices per sqm compared to what we paid for ours...so we are quite chuffed that we got a lot of bang (or land more like it, lol) for our buck So l say go for it...if you don't ask you will never know. You've got nothing to lose but potentially thousands to gain. Good luck! There were only 15 and this was the first release of a brand-new estate only 18km from Melbourne CBD. They sold the very-big, great-view lots first which when for $50k more than ours did. Though, we got an east-west aligned (so north facing entertainment/alfresco) corner block on a cul-de-sac. And it's one of two cul-de-sacs in the entire estate of 1000 houses. We reckon we got a pretty good deal. The rest of the lots on the stages that released after ours are all anywhere from $25k to $100k more than we paid. It had been on the market for a month, and and was definitely overpriced - I told them directly I didn't think the land was worth that much, and that I wouldn't go more than $108,000. They accepted the next day. Re: Buying block - did you 'bargain' 26Apr 28, 2009 11:51 am The asking price for our place was $290 and we made an offer of $285k (has a two bed house on it which we rent out until the big KABAM!). We thought it was a bargain at $290 but thought we would play on the downturn in the market and we didnt have preapproval but had already run the sums with our broker and were able to have the agent contact the broker for assurance. Yeah I don't know why I came to a forum. Place is full of wierdos/pedos thought internet may help but I suppose I'll try my luck with someone in person. Cheers.
