We had a massive gust blow out our garage door, to the point it needed replacing, and got a commitment in writing that they would replace it. They did on time and as agreed. If we held off for any reason, we would have been up for an 8 week wait (xmas time). If it will take them 3-4 weeks to replace(guessing), and you are paying $250 pw in rent, it can add up... Just a thought. Adrian B Re: Five minutes alone with them...that's all I want 24Apr 12, 2007 6:12 pm We have the certificate of occupancy...so as long as there's the comittment to repair the windows in place, our site supervisor seems happy for us to move in if the rear windows have been done & the front windows will need to be done within 14 days of us moving in (apparently he has 14 days from handover to finish fixing anything we pick up next week).
There's no way the garage door is going to be done before then, so he's told us there's a specific mention of the time delay for it's repair in the thing you sign at handover. He'll know in a few days how long the front windows are going to take. We were originally going to move in on Saturday next week. It looks like we may need to move it to the following Monday or Tuesday, depending on how the windows go (but there'd still be work to be done after we move). Re: Five minutes alone with them...that's all I want 26Apr 12, 2007 8:18 pm They measure the panes up, get them made up at the factory (as the gas has to be sealed between the glass...they have a black seal-type thing round the edge of each pane of glass), then install them onsite. But they take ages to get made up, by all accounts (I don't know if that's normal or just because we have so many to do at once).
Our windows have 8 small square panes of glass...double-glazed windows with one large pane of glass might be more tricky to get fixed, I don't know. But any type of hole or crack in the glass that is left, allows the gas to seep out & I understand can also allow condensation to get in between the glass panes...which will fog your windows up (between the glass). You can't just put gas back in & not fix the cracked pane. You need to replace the entire unit as they're sealed at the factory. Ummmm...hope that makes sense. Bottom line - you can't have a "she'll be right" atitude with double glazing. The individual units have to be replaced & reglazed properly. That's terrible, I can understand why you would like to get your hands on them. I am really worried about where we are building, right down the back of the estate we are in. Today I went to check the house and found that three windows had gone missing. No damge done, and we haven't been hit by vandalism. Bit worried about vandalism, as I often seen empty beer bottles around the street our house is in, and burn-outs all over the road. The estate has security, and PD have started using their own secutiry also. But, they can't be everywhere all the time ... Hope it all works out OK for you. It's the builder's responsibility to fix them...that's what builder's insurance is for. But in some ways, that's not the point...the feeling of going up to your house & seeing the effects of the latest theft or mindless destruction is akin to being burgled, really - it's horrible because you know someon has been in your house or has purposly damaged it. uncle_ant...good luck. I got a call from our supervisor yesterday saying there had been a break-in Thursday night. He thought it was just kids having some 'fun' as nothing was stolen other than a shower head. Little ****** had tried to kick in the internal garage door and when that didn't work broke a window to get it. They then decided to kick in some plaster walls in the back half of the house. So, now the plasterers and painters have to come back to do some repairs. But, I trust that it will be repaired as good as before. Just a pain for all involved really, and I can't help but think the costs of theft and vandalism must be passed on to us as consumers somewhere.
