Browse Forums General Discussion 1 Apr 18, 2009 9:13 pm Hi I have been reading posts on this forum with great interest over the last couple of days since I discovered this site. Only wish I'd googled months ago before we started building! Any way, just wondering if someone knows whether a builder can still charge their margin on Provisional or Prime Costs that we source and pay for. We have a standard HIA contract and I wasn't clear from reading it what happens in the situation where an owner sources products. Is the builder obliged to refund the total amount allocated in PCs or can they take their 20% builders margin off the amount allocated? Any advice would be greatly appreciated! Re: Prime and provisional costs 2Apr 18, 2009 9:50 pm Hi again Hubbie thought my question was too complicated , so what I mean is, if say, the builder allocated $1000 for cladding in prime costs and I go off and buy it, is he obliged to refund the $1000 or can he take his 20% builders margin on this and only give me back $800? thanks in advance Re: Prime and provisional costs 3Apr 20, 2009 6:03 pm I would think to make profit off something you haven't even supplied would be pretty cheeky. So yes, it is only fair that he refund the total allowance (unless he has already paid a deposit of course) Re: Prime and provisional costs 5Apr 20, 2009 10:11 pm Casa2 HIA contract and fair should not be mentioned in the same sentence. Hey they are more than fair to the builders You would hope that most respectable builders would just delete the item and not take their skim. But I guess its going to depend on the relationship you have with the builder. Re: Prime and provisional costs 7Apr 26, 2009 1:09 am Unfortunately what is fair and reasonable, doesn't seem to apply to the building industry in most cases. Quite often its not cost effective to do things yourself, example, a friend of mine is a plasterer and the credit they got back from doing plastering for their house was barely enough to cover costs (and they were trade costs). ICK So glad the building is over, never again. Loooove our house, but still not quite sure it was worth all of the stress they put us through! Looking to tile the facade pillars rather than rendering. Builder is quoting 2500$ laying cost for upto 10msq. The 2 pillars come to be 16msq. So laying costs are 5000$… 0 3978 Ha all, I am now about half way (maybe a bit more) through my build with Carlisle Homes - double-storey knockdown/rebuild project. So I am now doing my due diligence and… 0 1920 I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 8252 |
