Els Els ~ A day without wine is like a day without sunshine ~ Re: Leak under shower - rotting architraves and other problems 5Apr 18, 2009 7:07 pm vvs mand Its obvious that your shower wasnt water proofed properly. The tiles need to be removed, on the base and up to the first row of tiles, water proofed and then retiled. This should be covered by your builder's waranty. If they refuse you have recourse through Fair Trading, where for $36 (NSW) you can have them summonsed to a tribunal hearing. The shower needs to be waterproofed to 1800mm high. Re: Leak under shower - rotting architraves and other problems 6Apr 18, 2009 7:26 pm You have warranty for about five years, it was changed sometime ago but not sure, but I think it got changed from 7yrs to five. check out office of fair trading under homeowners section. Re: Leak under shower - rotting architraves and other problems 7Apr 18, 2009 7:44 pm So sorry Els. Stay stubborn and determined and do research so that you know in detail what the correct steps for your repair should be, and I hope everything will be fixed properly soon. As said above, you need this nipped in the bud. Our shower leaked after one year. The general wisdom was that we should make the builder fix it, which does sound fair enough. With difficulty we did, but everything needed to be ripped out twice before it was properly fixed. In the end we paid for other people to do it and we wish we'd done that in the first place. I've since spoken to someone who had a family member go through the same sort of ordeal, and as he said, the builder isn't going to make any more money out of you so he's going to want to get rid of your problem as quickly and cheaply as he can. In the first instance that might mean trying to simply fob you off with lame excuses and unanswered phone messages, but if he does agree to do a repair don't expect a thorough one. Our builder's response to our concerns about a worsening smell was "I don't smell anything, I fixed the shower, what more do you want, it's fixed". I don't know if we were given correct advice but when we made enquiries about getting the costs covered by the builder's warranty we were told that was only available if the builder died or went bankrupt, otherwise all we could do was keep getting the builder back to have another go. The local authority rep's response, after coming out to have a look, was to confirm that the adjoining wir indeed smelled bad, like his gym bag he described it, but that wasn't unusual for wir's. This was despite our insistence that none of ours including others adjoining showers had ever smelled anything at all like that, and that the smell in the wir in question had not been present prior to the shower leaking. Then he helpfully suggested that we clad the walls with lattice to prevent our clothes from touching the walls and absorbing the smell! Re: Leak under shower - rotting architraves and other problems 8Apr 18, 2009 10:24 pm Thanks Macy and everyone else for your replies. God, I hate hate hate these kind of things. I have enough things to worry about in my life and now I have to deal with this crap I might call a friend plumber to come and have a look at it too and tell me what he thinks should be fixed. We are definitely going to build again in five years or so, and one thing I am having is a normal, standard shower with white base etc. I can't believe the building "quality" in this country. Coming from Belgium, where everything is of a much much higher standard in the building process. The way they build houses here drives me insane. Grrrrr.... thanks for letting me vent anyhow. Will keep this updated Els Els ~ A day without wine is like a day without sunshine ~ Re: Leak under shower - rotting architraves and other proble 10Mar 06, 2011 9:34 am Macy I don't know if we were given correct advice but when we made enquiries about getting the costs covered by the builder's warranty we were told that was only available if the builder died or went bankrupt, otherwise all we could do was keep getting the builder back to have another go. Yes, that is what we were told also - by the people that issued the warranty. Everyone else seems to say 'use your builders warranty' but the issuer of the warranty said above. Very weird - why bother having it then. We have similar/shower base issues. We have just sent off a formal complaint to the plumbing industry commission (because apparently it is the plumber that has to sign off on this, not the builder - although in this instance, we don't know who the plumber is and suspect it may not have even been carried out by a reg. plumber).... but anyway, will see what they say and hopefully they will follow it up on our behalf - and ultimately, hopefully order it to be fixed. Good luck with yours. HHCIB You will need to replace the entire stairs. Carpenter is the trade you're after. 1 4343 I already have the doors and architraves installed as pictured.
