Here's one for you.....
Our new neighbours have had to cut into the adjoining boundary quite considerably. It means we need a fair retaining wall to shore up our side.
The garages are next to each other, theirs in on boundary, ours in 1m off.
Their drive will end up flat, with a flat run into their garage. Our garage ends up about 50-80cm higher with a slope drive to access.
I understand they are responsible for the retaining wall, as they have cut into our block.
Their builder has just forwarded me their retaining wall drawings. It shows a section through the boundary line with their flat drive on one side, the retainer and then my slope block on the other. It is right on the boundary, but the footing is obviously partly on my land.
Now, here's the interesting bit, in big letters on the engineering drawing for the retainer it states, "RETAINING WALL NOT TO SUPPORT DRIVEWAY". So, if they are building a retainer at the point where the retainer needs to go, but said retainer wont retain my drive, what the heck I am supposed to do with my drive?
Surely, if the builder is cutting into a block right next to a drive then the retaining wall they supply must be sufficient to support the drive?
Unfortunately, I only just got the drawings and now everyone is off for Easter. It gives me time to get some facts together though, and write some sort of letter to make sure they build suitable retaining.
Any advice would be greatly received.
Cheers.
