I thought most councils will want a min of 5metres from the front to the first point of your house. But I was told by a friend that as long as the garage is 5metres from the front, it doesnt matter where your house is! Is that right? It doesnt sound right. Any opinions? Ours was 5.5m setback for the garage and a minimum 4.5m (or was it 4.0? ) setback for the house. But the portico or verandah is allowed to extend, to be only 3.5m from the front boundary. There was also a minimum 800mm garage setback from the front of the house. Some streets can have a different set of rules - the main street here requires an extra 1m setback. The Rescode regulations can be confusing. The garage is built into the house and is set back a little further. This 7.6m is measured to the front portico, which wasn't allowed to extend as it's a double storey portico. So my house starts at about 8.6m from the footpath. I'll end up with a lovely big front garden, but only about 4 m in the back (not including the alfresco). I'm also building in an established area, and the setback is what the 'old' house was. I could have applied for special dispensation to allow the portico to extend...but couldn't be bothered with the delays! I like it sitting back, makes it feel more cosy and private! I didnt realise that new estates would allow people build houses so close to the footpath. But I guess I was wrong. I think it looks much better to have the house a fair distance from the front, it's too imposing otherwise. Ours is 6m and garage not allowed to be in front of the house line. One was 4m and the other was 8.8m, which should have made our setback 6.4m. However we applied for dispensation in order to increase back yard size, so now our setback is 4.8m. our council did say they don't like the garage to be in line with the facade but prefer it 80cm-1m behind it. Edit: Oh I just found some more information - the portico can be set back only 2 metres as long as it doesn't cover more than 50% of the frontage of the building envelope. One house was 10.5m back and the other 6m, which meant we had to be 8.25m. We applied to be 6m, both neighbours signed off to say that was OK, and the council declined, however they did say that they would approve 7.5m. So we were delayed a month and spent $211 on fees so we could be 75cm further forward.....
