One of the builder (Cl@rendon) told me that I have to install (council requirement) stormwater drainage systems (water tank is separate)! Cost for storm water drainage systems is over 20K according the builder. They suggested http://www.stormwater.net.au. When I went to their site Cl@rendon is listed first as a builder. My questions: 1. Has anyone done this before? 2. Is the builder referring me to his buddy and charging me more? 3. Isn't there anyway to escape? 4. I am having HUGE problems with my stormwater, and every day it just gets worse. Council will not have anything to do with it, they say it’s the developer’s fault….no ones knows who that was all these years down the track. So I guess I’m about to be hit for a whopping huge plumbing bill!!!! My question is to you….Why hasn’t the plumber quoted you for this. Yes the water tank is on you. I’m surprised the builder even mentioned it to you; normally they would work in to their quote. I would go directly to the builder’s plumber or another and get their price. And ring Strathfield council, ask them who they recommend. My nose tells me they are working together. Good luck! Drainage is just a few pipes feeding the collected water into the stormwater system. Retention is holding the water on your site to reduce the maximum flows in the system. Does your Council require retention? Check that out first. Our (idiotic) Basix consultant had specified a 20,000 litre stormwater retention tank system . On enquiry, I found that there was no need for a retention system. However, if I had submitted the Basix report with the retention tanks, I would have been legally obliged to install the tanks. Isn't it sad that you paid a Basix consultant and then still had to do the work yourself. Worse still, the Basix consultant you paid for gave you bad information (or is trying to sell you a water tank!) We did have a problem with drainage as two builders building around us raised the level of the block and all the water was going into our property. Our builder was saying go with that to council, council told us - it is a civil case with the new owners of the properties... Oh well... we had to fix the drainage taking into consideration water run off from both properties. We have called the bobcat guy and he fixed that. Someone with years of experience knows what to do. He found the lowest points, and put an egg pipe along the house and in front of it. You can by a special fabric to protects the egg pipe from blocking and roots. All together costed as 7hrs x $85 plus the materials from bunnings. Bobcat guy told us where to go to buy a cheap white stones gravel and the egg pipes we bought in bunnings. We also have a 9,000L water tank. The builder connected it to the toilet and handyman connected that to the roof and installed the pump. plumber took $440 and handyman $300. maybe worth to consider and taking some quotes. kate Re: stormwater drainage 7Mar 27, 2007 10:09 am Michelle,
What do you mean by "I’m surprised the builder even mentioned it to you"? I'm in the very initial stage. Going through floor plans and visiting display homes now. So, haven't started looking into 'plumbers' or anyone else other than the builders. Bud, According to the builder, I have to build stormwater retention and also stromwater drainage. Haven't talked to the council yet. I'm a bit shy to talk to them as I'm not knowledge enough in this area. Does your Council require retention? I'm sure.. a reputable company like Cl@rendon won't make up something like that ( I hope ) kasiakm, May I ask how much it cost you (all together) to build the stormwater retention (Size specs) and also stromwater drainage? Just to have some idea. If the builder’s quote is close then I would rather give it to them so have less hassle. I have checked the contract and my builder charged me $318 for the stormwater and just over $500 for sewer. Drainage. Because our soil is highly reactive we paid over $20k for the floating slab to avoid cracks in future. Therefore the good drainage was a must for us. this is what we paid - bobcat guy 6hrs x $88 pipes - the biggest size in bunnings plus all the small connection I think it costed us around $150 Gravel - we have bought white marble stones and paid $121/m3. Gravel is on side and in the front. look at the pic. hope this helps. kate Re: stormwater drainage 10Nov 16, 2007 12:45 pm My mum's block at West Pennant Hills has a Section 88b requirement from Hornsby Council to build a concrete stormwater retention pit of 5 cubic metres. The Builder Jandson Homes contracted out the design of the pit to an engineering firm. The DESIGN only is costing poor mum $1,990.
There are two other stormwater retention pits in the cul de sac. Does anyone know if there is a way out of building a stormwater retention pit? Or how much a 5 cubic metre one would cost?
