We are currently in the cooling off period while buying or 1st home and the building inspection has found that the downstairs shower recess has been and is still leaking and has damaged the particle board. On closer inspection it has been revealed that the damage is not underneath the bathroom itself (it has compressed fibro) but in the wall and under the room next door which just happens to be the kitchen. To repair the rotted particle board obviously requires the kitchen to be pulled out and then put back in. While in the short-term we would not be using the shower at all (until it is waterproofed correctly), we would at some stage need to fix the water damaged flooring. Could someone please give us some idea on the cost of fixing this problem? As it is we have already pushed our limit to buy the property and it does not look like the owner is willing to pay any rebate on settlement (which is still an option at this stage). We really want the house but need to decide by 5pm tomorrow (Mon) as to whether we want to pull out of the sale. Is this as huge a problem as we think it is? This is a 25 year old house and there are no other issues with the property. Any information would be greatly appreciated, urgently if possible. I would be very cautious, and whatever $$ you think it will take to fix, allow double. If you don't use the shower, it will be a lot better, but the damage is done, and it won't stop just because it's not wet - it will slow to almost no further damage, but wet timber attracts termites, and will also grow mould. Can you get under the house to assess the extent of how far it has travelled, or are you only going off the building report? At a wild guess, you'd be looking at a few thousand in labour & materials. Re: Help!!! - How much will water damage cost to fix 3Mar 26, 2007 6:23 am We have taken a look underneath (with our plumber) and the damage is mainly underneath the kithchen stove and runs about a foot or two towards the kithchen pantry. It would also appear that the noggen has been damaged too.
