Having a great time reading through all your threads. There are some very knowledgable people out there & I'm amazed how mand quotes I'm reading from all sorts of acts and legislations... I don't even know where the library is =D Anyway, I've got my goals set on building a house in the start of 2008. Saving as hard as I possibly can, and working as many hours as I can. I am really liking the "Parkside" from SIM0NDS builders, looks to be a good price, gorgeous layout etc etc. I'm wondering though, from what other builders have you seen sub- $200,000 double storey homes for? I'm working to a maximum figure (thus far in my head) of $350,000, including house, land, tests, etc etc (everything) Does anyone have any mental notes of somewhere they've seen that might interest me? Must have both a theatre room and a rumpus room large enough to accommodate a 3/4 pool table =) Thanks in advance to anyone who may respond. It's all very exciting isn't it!! If your overall budget is 350k (and you really want that double storey) then you have to find land that is sub-100k so that you have that extra room to pay for other stuff like soil test etc, and possible upgrades to your house if any. I've seen some land around the 100k mark in the outer western suburbs like Tarneit. Not sure about Craigieburn but last I looked in Point Cook land was around 150k. And I was over renting a loooong time ago. Which is why we stopped renting, moved into my parents house and counting the days until we can move into ours! ![]() Good luck with your find and let us know if you find THAT house! Price has gone up a bit in the last 12 months. We bought in Point Cook for under 120k but our block is only 468 whatever the standard measure for land is. Remember to add extra on for site costs in Pt Cook ours are about 15k for single story this would be more for 2 stories. Just some things to keep in mind. Also do you have to build double story? You could build a really really home in Tarneit for $350k. Re: First home buyers greetings 6Mar 27, 2007 10:51 am We built in Seabrook/Point Cook 8 years ago and are on the move to Tarneit. Our curent hosue has become too small. To build the same house in Point Cook as we are building in Tarneit would have meant an increase of $40k +...So, Tarneit it is. We purchased a 570sqm block at Claremont Park for $129k.

Try Formula Homes. Their base price on our house was something like $125 000 (without a garage, add $10 000 for garage). http://www.formulahomes.com.au Realise that this price will go up but if you are careful, you should be able to keep it well under $200 000. They only have a couple of display homes to keep their costs down and are missing a few standard inclusions but on the whole i think they are very good value for money. Its important to look at how much of a garden you'll have left over after the build and whether its finanically viable. I think I made a mistake in buying 660sqM in Point Cook for $145K and then building a 42 sq double story for $300K. If I were to sell tomorrow, I would need $475K back to break even, and I'm not sure if anyone would be willing to pay that much even for such a large house/block in PC i,e do people who move to PC even have that money? For example...Simonds has 2 display homes for sale in Lincoln Heath estate, Point Cook for $650K each!!!!!!! They've been on the market for months!! Re: First home buyers greetings 11Mar 27, 2007 1:35 pm Yes the block is a good shape. 16 m frontage my 32m, rectangle. Next to the end of the court which is irregular and a monsterous 1100sqm. It seems to be a really great buy so far. Most of the court is already sold.

Prices are interesting. The further out you go, the more options and the cheaper the land - to a point.
We are on the other side of Geelong (Bellarine Peninsula) and land around this area can be as expensive as seaside Melbourne. If you stop at Lara, however, some bargains can be had. Interesting questions regarding choosing the land or the house first. We found that we needed to do both at the same time. We had a house in mind, and it needed to fit a certain sized block. Then, after we chose the block, we went for a different house and builder. Good luck with your search - let us know how you go! Perry Re: First home buyers greetings 14Mar 27, 2007 8:04 pm Yeah we looked at Tarneit Gardens, Claremont Park and Moorookyle (nearly bought a block of land in Moorrokyle) and most of our friends have bought in Claremont Park. I think Tarneit is really great and the next house.... (first isn't even built yet) will probably be in Tarneit. Total fluke that we ended up in Point Cook, if we hadn't chanced on this block then there was no way we could afford it. Correct me if I am wrong but I think Pt Cook Gardens was developed by Peet and Co who are doing Tarneit Gardens? That's a lovely estate. I think anywhere from Morris Rd to the end of Sayers Rd is a really good buy I've been watching the prices for 18 months and they are definately going up. My father is coming down this sunday to talk to Harry with me and the missus and we're going to trek out to this peice of land. (No road built yet) Very exciting, and i've heard nothing but good things about the area thus far. Hopefully the land isn't sold by then!!!
