I have submitted the DA (via the builder) and council have come back saying they need a geotech report before they will continue with the application. I have no idea what the geo report needs to cover, and the council letter does not indicate (site conditions, excavations, stability etc) what it needs to cover. The council is Warringah, Sydney. Does anyone know how much these reports typically cost? I hope it's hundreds, not thousands? Also, has anyone got some geo engineers who they could recommend for this in Sydney? My builder, Provincial Homes basically doesn't want to know as there standpoint is that a geo report is by owner, and only if council requests. It seems to be a matter of course that soil tests are carried out and a reasonably detailed report provided on payment of the initial deposit to the builder. I don't know about the cost, as it was built into our base house price, but I think that you're right about it being hundreds, not thousands. Google some companies that offer residential services and then ring and ask them what they charge. Re: Geotech report requested by Council 3Apr 03, 2009 4:21 pm Thanks kek. I googled a few companies and most said 'we do reports for football stadium size projects, not 33sq homes!' Hoping that others have needed to do this in the Sydney area who could give some pointers. It was about $2,000. We had to pay it as a *surprise* extra. Bel Still not in. Don't ask!? Re: Geotech report requested by Council 7Apr 04, 2009 10:24 pm Johnathon, Sound like they are asking for a soil test. Look up 'consulting engineers'. A soil test should only cost about $400 - $500. They will drill 2 - 4 core holes around the block and provide you with a site classification and details on the cores drilled (soils types at whats depths etc.) Re: Geotech report requested by Council 8Apr 05, 2009 4:15 pm Thanks all for your help. Geotechnical reports address slope stability to ensure a building is not subject instable soils. Normal soil tests DO NOT address this. Re: Geotech report requested by Council 10Apr 16, 2009 10:55 am Just to update all who helped, we had a good win on the geotech report because I managed to find (via an online DA search) a report which was done as part of the original DA subdivision back in 2008 which clearly detailed the soil specifications accross the entire estate. I contacted the consulting engineers who were very helpful, and sent accross a report to cover my block (for free!). This has gone into council and they are happy to proceed. Result. By the way - is your block in the new-ish section that overlooks the bush? It comes to mind as an area near Belrose that would require geotech because of all the slope & sandstone. A friend of mine purchased the slopiest block - dopey didn't realise that it was the block with the most slope when he was bidding - didn't look at the contour report or soil classification! Just got caught up in the moment. When he realised he couldn't build a house for $350k (which was their budget) - ended up selling. Can't wait to see how the build progresses.
