Browse Forums General Discussion 1 Mar 31, 2009 8:37 pm Hello all, I am just doing a bit of research on building a duplex. I would like to use one of the building companies at Home World who specialise in duplex designs. What I am not confident with is hidden costs that are not mentioned in the consultations we have with the building companies. I have a budget in mind and I am well with in budget regrading the quotes I have received. I just need to know what I should be careful of that can blow the budget with out us knowing. I have never built a new home and everyone I ask for advise is an expert but have not been through the agony of building a new home. So any advise would be very appreciated. I am tossing up between Masterton homes and Champion Homes. Please feel free to mention any other builders who specialise in Duplex designs. Cheers, Mick Re: Hidden Costs 3Apr 21, 2010 3:10 am have you see these posts http://forum.homeone.com.au/viewtopic.php?t=3138 the real price budgets Re: Hidden Costs 4Apr 21, 2010 11:32 pm A hidden cost that I have not seen mentioned often is the cost of delay. If the builder wants to stay in business they will pass on increases due to inflation: so you can expect that the builder will want to add 3-5% of the total contract onto the contract price annually. If you sign the contract before your project has been submitted for DA approval, there is a good chance that, by the time you are ready to build, 6 months have elapsed and you will be asked to approve such a variation. I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 8286 Looking to tile the facade pillars rather than rendering.
