We're meeting with a draftsman regarding designing our future house. What type of questions should I ask him? I dont really know what to expect of the meeting, or what type of things we should talk to him about, so if anyone could give me any ideas?

Re: What to ask potential draftsman 2Mar 24, 2009 8:00 am First you should ask him the following. 1 Brake down of costs for the following items -Plans (Working Drawing etc) -Soil report -Energy Report -Engineering (rough cost) -Permits (rough Cost) 2-Ask to see other plans that they have worked on. Are they clear and concise plans?? Ask for a recent address for a house similar to what you want and drive past to see if it ""works" fromthe outside at least. 3- Ask how long they would expect the process to take? 2 Ask how he works ie how many changes etc you can make to plans at sketch stage 3. If you already past all that and have decided you are going with them you you should be telling them what type of house you want and what you are trying to achieve. 4. Make sure you take a copy of your section 32 with them and give to the draftsman. 4 Make sure you have an idea of what size rooms you want. I normally include a clause and say these are the ideal sizes. However if it doesnt work we can settle for something slightly bigger or larger. I hate it when they try to accomaodate my request but then come up with a house that doesnt flow because i only wanted a 3.5 by 3.5 m bedroom. It has subdivision details and any planning overlays your property may be subjected too. Also includes any estate guidelines and process you may need to follow, in obtaining a successful permit. In vic some estate owners put in extra conditions over and above Res code to help maintain the quality of the estate. This is very important for a draftperson to ensure the house he designs will be able to be approved by the design commitee and coucil. Also in Vic (not sure about other regions) the person approving the plans (either private survoyer or council) needs to have a copy of the Section 32 to ensure all criterias have been met, before they can be approved. While Im at it, Things you also should be asking a draftie; 1)What software is he using....ArchiCAD, Revit, etc. He could be able to generate 3D views and perspectives of your building as he goes along for you to visualise your dream. 2)Scope of work, what your expecting from him....Plans, section, elevations, details, interior layouts, landscaping plans, electrical plans, joinery, etc etc..the list goes on. 3) Make sure your getting enough information onto the drawings to accurately quote on items and accurately build the house. 3)Method of payment....Cash discounts, you can save big bucks here. 4)Council consultations, make sure the draftie follows the application all the way through shire...providing additional information if requested. lastly, if your starting from scratch, give him as much information as possible, sketches, photos of houses you like, and all your requirements and needs. good luck, pat.
